PRESUBMISSION CONFERENCE

SUBJECT: Master Preliminary Plat - Family Tree (165.09 Acres) 83 -312
A presubmission conference was held on this date to review the above mentioned
plat. Staff recommends approval with the following conditions:*
(1) The name of Hayley Drive should be changed.
(2) The name of the offset of Welsh Street is to be changed to Victoria Avenue.
(3) The size of the tract designated as C -N is too large to comply with Ordinance.
(4) Plans to control the rate of runoff should be submitted to the City Engineer
as more definite plans are made.
(5) There are major feeder lines on the west side of Welsh and the south side
of Rock Prairie Road which may require additional easements for utilities.
There is also the possibility of a future major feeder line along Arnold
Road and Graham Road, and easements may be required. These easements
should be addressed prior to the filing of the Final Plat.
(6) A general note should be included on the Final Plat concerning access to
corner lots(will be to the lesser of the two streets).
(7) Staff would prefer to receive a petition for annexation, actual annexation
of the land and then rezoning of the land prior to filing the Final Plat.
(8) Both Welsh Street and Rock Prairie Road extensions should be in place prior
to any substantial occupancy of individual lots in order to provide two
means of ingress and egress for emergency vehicles.
*Any changes to the approved plat must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED PLAT TO THE PLANNING DEPARTMENT BY SEPTEMBER 9th
TO BE INCLUDED ON P&Z AGENDA SEPTEMBER 15th.
No public comment will be received at the Commission meeting unless requested
by a member of the Commission and allowed by the chairman. Applicant may submit
any written comment to the Commission by filing same on the Friday preceding
the scheduled meeting.
