Staff recommends approval with the following conditions *: (1) Construction documents including plans for the channel or bank improvements are required before approval or filing of Final Plat. (2) Locate the old REA line on the plat, If this line crosses this property, an easement will be necessary to cover this line. Requirement is 10 ft. on each side of the line for easement, for a total of 20 ft. easement. *Any changes to the approved plat must be cleared through the Office of the Director of Planning. David Riley, GTE Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Revised for Southwest Crossing Office Building - 83 -426 The P.R.C. met on this date to review this revised site plan, and recommends approval with the following conditions-' (1) Dumpster location as shown will not be acceptable. Consult Director of Public Services for location which will be workable. (2) Access area in the rear of this project will not accommodate large, emergency vehicles. Additional hard surface must be provided for mareuve and turning around these vehicles. Consult Fire Marshal when planning the solution to this problem. Fire Marshal must approve new plan. *Any changes to the approved site plan must be cleared through the Office of the Director of Planning. Power Engrs, Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Arcadian Plaza (Lt.1,Blk.1,Phase 1) 83 - 439 The P,R.C. met on this date to review the above mentioned project, and recom- mends approval with the following conditions*: (1) Director of Public Services approves location of dumpster for this phase. Any future development will necessitate additional dumpsters at approved locations. (2) A utility easement will be required to cover the existing utility line; 10 ft, on either side of the line is required. If this existing line does cut across the corner of this property, please provide a utility easement. (3) Check with the Water & Sewer Superintendent, Bennie Luedke, regarding water line locations for any future development, An easement for this line will be required, and the line location must be coordinated with the location of the underground storage tanks. (4) This entire project (Arcadian Plaza, all phases) is considered one tract of land and only one detached sign will be allowed, Check with the Zoning Official regarding sign regulations. Show exact sign location on the site plan. (5) PRC drainage statement attached is applicable on this project. Grading and drainage plan must be provided, preferably covering the entire develop- ment, including any future development on the tract, and should be coordinated with the construction documents covering the drainage plans on the plat. (6) Show curb detail on the plan, (7) To provide utility service to the future development on this tract it will be necessary to provide a 20 ft. utility easement between this project and the Wil1owick apartment project adjacent. If the poles can be set on the property line, 10 ft. can be taken from each property, for a total of 20 ft. Easement can be provided by Separate Instrument. Continued... P.R.C. 83 - 439 8 -16 -83 page 2 (8) Utility meters will be ganged at one location on this phase. (9) Additional landscaping is suggested. Show on site plan. Any changes to the approved site plan must be cleared through the Office of the Director of Planning. Power Engrs, David Riley, GTE Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Jazzercise Studio - 83 -438 The P.R.C. met on this date to review the above mentioned project, and recom- mends approval with the following conditions *: (1) No detached signs are allowed in A -P Administrative- Professional Districts. Check with Zoning Official regarding sign regulations. (2) Islands must be 9 ft. in width. (3) Parking spaces are required to be 9'x18' with 2 ft. clear overhang, and must stay on this property. (4) Show dimensions across the parking spaces and access drive. (5) Show setback dimensions. (6) Landscaping should be shown more to scale; suggest additional landscaping. (7) A site grading plan is required showing the direction of drainage flow. (8) Include specific notes concerning landscaping. (9) A solid screen fence is required by Ordinance to separate this commercial project from the adjacent residence. (10) Director of Public Services has approved use of trash bag pickup for this project. *Any changes to the approved site plan must be cleared through the Office of the Director of Planning.
