SUBJECT: Parking Lot Plan - Brazos Savings 12 Lane Drive Thru Facility (83 -428)
The P.R.C. met on this date to review the above mentioned site plan, and recom-
mends approval with the following conditions:*
(1) Include a better, more comprehensive vicinity map on site plan.
(2) Any dumpster location must be cleared and approved by the Director of
Public Services.
(3) There is a note on the plat to the effect that signage to the entire
Ashford Square development may be limited. Developer must present plans
for signage for entire development to Director of Planning for review.
Determination for signage for this project will be determined after that
review.
(4) The 9 ft. wide driveway surface will not accommodate emergency vehicles.
A 20 ft. wide driveway is required.
(5) The overhang or canopy over the driveway must be a minimum of 14 ft.
in height if it is to accommodate emergency vehicles.
(6) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, dumpster locations, utility pads, etc.) Curb detail to be
approved by the City Engineer. No exceptions will be made for areas
indicated on site plan as "reserved for future parking ".
(7) Furnish required electrical load data to Electric Department.
(8) Maintain clear sight distance triangle (refer to Zoning Ordinance).
(9) Indicate caliper sizes of trees.
(10) Ordinance requires an 8 ft. setback from any street right -of -way to
edge of curbing.
*Any revisions or changes to the approved site plan must be cleared through the
Office of the Director of Planning.

SUBJECT: Parking Lot Plan - Tacos Al Carbon (83 -427)
The P.R.C. met on this date to review a site plan for the above business.
This review was made as a result of staff's observation of construction of
an illegal structure which was completed without a Building Permit or a
Site Plan Review. No recommendation can be made at this time until the
owner /applicant of the project submits a proposed site plan. Result of the review
was the determinationcfseveral violations of the previously approved site
plan including two curb cuts; one off the alley and one off University
Drive. Other potential violations were discussed, Including landscaping,
required paving of the alley and the proposed head -in parking in front
of the building.
All members of the P.R.C. opposed the proposed head -in parking which would
necessitate backing onto University Drive, creating a hazardous situation.
The curb cut off University Drive was required to be closed prior to issuance
of the approval of the site plan in 1980. This curb cut has since been re- opened
and is in violation of Zoning Ordinance Section 7 -B.1.
APPLICANT HAS BEEN REQUESTED TO FURNISH 10 COPIES OF HIS PROPOSED SITE PLAN
TO THE PLANNING DEPARTMENT BY 5:00 P.M. ON JULY 15th. THIS PLAN WILL BE
REVIEWED BY THE PLANNING AND ZONING COMMISSION AT ITS REGULAR MEETING ON
JULY 21st AT 7:00 P.M.

SUBJECT: Parking Lot Plan - Southwest Crossing Office Building (83 -426)
The P.R.C. met on this date to review the above mentioned project, and
recommends approval with the following conditions:*
(1) Include vicinity map on site plan.
(2) Show dimensions of all islands; typical size 9'x20' or 180 sq. ft.
(3) Required utility easements must be conveyed prior to issuance of C.O.
(4) An easement will be required covering the flreline from the street
to the hydrant.
(5) Drainage statement provided (from City Engineer).
*Any changes to the approved site plan must be approved by the Director of
Planning.

SUBJECT: Site Plan Permit - Treehouse Village Apartments (83 -509)
The P.R.C. met on July 12, 1983 to review the above mentioned project, and recommends
approval with the following conditions:*
(1) Widening of Luther St. will require an additional 20 ft, of land from this pro-
perty; therefore this whole project will have to be shifted to accommodate this.
(2) All Islands must be dimensioned.
(3) Show all building separation dimensions.
(4) Locate dumpster pads according to instructions from Director of Public Services
and show dimensions of pads (12'x12' for one; 12')(22' for two)
(5) Parking spaces heading into sidewalks should be 18 ft. with 2 ft. of overhang
allowed over the sidewalk. Sidewalks in this instance should be 6 ft. in width.
(6) The P.R.C. pointed out a potential parking problem around the clubhouse and the
laundry rooms, depending upon how the facilities are utilized,
(7) Any driveway entrances from City streets must be a minimum of 20 ft, in width.
Show these dimensions.
(8) Curb areas and medians must be marked as Fire Lanes.
(9) Fire hydrants must be within 300 feet of all parts of each building as the hoses
lay.
(10) Show setback dimensions on all sides; particularly along Building 30.
(11) All utility easements should be recorded; specifically mentioned were those along
the east side of the property, along Jones Butler Road and along Luther Street.
(12) Phase lines should be shown on site plan.
(13) Furnish electrical load analysis to Electrical Department.
(14) Meters will be ganged at each building; preferably at the end of the building;
consult Electrical Department.
(15) There are possible sewage flow constraints in the area; information from the City
Engineer will follow.

(16) A water system analysis from a Registered Professional Engineer will be required.
(17) Twenty (20) foot utility easements will be required if sewer and water lines are
located In the same easement.
(18) Ordinance requires an 8 ft. setback from all street rights -of -way to edge of
pavement for parking.
(19) A 6" raised curb is required around all edges of all parts of all paved areas
without exception. (To include islands, planting areas, access ways, dumpster
locations, utility pads, etc.) Curb detail to be approved by the City Engineer.
No exceptions will be made for areas indicated on site plan as "reserved for
future parking ".
(20) THERE IS A MORATORIUM ON THE ISSUANCE OF BUILDING PERMITS IN THIS AREA UNTIL
THE HOLLEMAN DRIVE RAILROAD CROSSING IS COMPLETED. NO BUILDING PERMITS CAN
BE ISSUED UNTIL THIS CROSSING IS COMPLETED OR THE CITY COUNCIL LIFTS THE
MORATORIUM.
`Any changes to the approved site plan must be cleared through the Office of the
Director of Planning.
