Re: Revision to approved Conditional Use Permit /Site Plan for the t �,
Kiddie Kastle on Autumn Circle (82 -703)
The Project Review Committee met on this date and reviewed the above mentioned
revised site plans for the Kiddie Kastle on Automn Circle.
Jim Callaway ( Ass't Director of Planning), David Pullen (City Engineer) and
Roy Kelly (PAZ Representative) made up the P.R.C. during this meeting and
all agreed to the following changes:
(1) Deletion of island separating driveway from unloading area at
front of building due to relocation of curb along front of driveway
to accommodate an existing tree.
(2) Substitution of gravel for grass in the play areas which are fenced.
(3) Substitution of shrubs rather than trees in the island /setback area
in front of building.
(4) Sutstitution of low growing trees or shrubs under the guy wires, which
are to be kept out of the sight distance triangle. Tall trees should
not be located under the existing guy wires.

SUBJECT: Revised Parking Lot Plan - Jade Garden Restaurant - 83 -421
The P.R.C. met on this date to review the above mentioned revised plans. Previous
approval had been given by the P &Z on 11/18/82, but since that time several problems
have arisen which necessitated the revision of the approved plans. The P.R.C.
recommends approval of the revised parking lot plans with the following conditions:*
(1) Dumpster location must be approved by the Director of Public Services
(Mac Allen).
(2) Change the location of handicapped parking spaces from that shown to
spaces numbered 43, 44 & 45.
(3) Widen sidewalk in the area which had previously been for handicapped
parking.
(4) Only one name sign will be allowed; the small "directional" signs without
a name or logo will be allowed.
(5) Present elevation detail of the main sign to the Zoning Official for
approval and permitting.
(6) Drainage /Grading Plans must be approved by the City Engineer prior to
issuance of a Building Permit.
*Any changes to the approved site plan must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF THE REVISED SITE PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. ON
FRIDAY, APRIL 29th TO BE INCLUDED ON P &Z AGENDA MAY 5th.

RE: Parking Lot Plan for Red Lobster Restaurant on Texas Avenue & Lincoln Street,
REVISED (Plan Entitled "East Gate Square" and dated 1 -4 -83 - 4 -22 -83
The Project Review Committee met on this date and reviewed the above mentioned
site plan which have been revised since the site plan approval was granted for
the Red Lobster Restaurant on 9/16/82 by the P&Z.
Jim Callaway (Ass't Director of Planning), David Pullen (City Engineer) and
Roy Kelly (P&Z Representative) made up the P.R.C. during this meeting and
all agreed to the minor changes in the parking lot plan. However the City
Engineer informed the reviewing committee that the developer must contact
him (City Engineer) for approval of the 5 ft. drainage gutter and the curb
cuts on Texas Avenue prior to issuance of driveway permit.
