SUBJECT: Parking Lot Plan - Culpepper Plaza Phase IV (Nash Food Stores
with Gas Pumps by Broach Oil Company) 83 -416
The P.R.C. met on this date to review the above mentioned revised site
plan which includes gas pumps at the east end of the shopping center.
The concensus of the P.R.C. is that the inclusion of the gas pumps on
this plan will be acceptable if the curb cut proposed on Puryear is
closed.
The parking space at the corner of Dominik and Puryear would encroach the
sight distance triangle and should be made into an island.
Discussion during this review meeting included the engineering design
criteria for minimum stopping sight distance, which at 30 mph on wet
pavement is set at 200 feet and at 30 mph on dry pavement is set at
158 feet.
City engineer requested that paint marks be made on the existing curbing
where proposed cut will be; the electrical department requested the
developer furnish all necessary electrical requirement information to
them as soon as possible.
SUBMIT 10 COPIES OF PROPOSED SITE PLAN TO PLANNING DEPARTMENT BY 5:00 P.M.
MARCH 31st TO BE INCLUDED ON P &Z AGENDA APRIL 7th.
Any changes to an approved site plan must be cleared through the Office
of the Director of Planning.

SUBJECT: Parking Lot Plan - Fuddruckers Restaurant - 83 -414
The P.R.C. met on this date to review site plans for the above mentioned
project, and recommends approval with the following conditions:*
(1) Developer furnishes a letter indicating agreement to move the
curbing out of the access easement on the north side of the
project should the necessity for this action arise in the future.
(2) Shift the curbcut into the parking lot (from driveway on south
of project) approximately 20 ft. to the east; reduce the size
of the access driveway on the south to a maximum of 2 lanes east of curbcut.
(3) Furnish access easement (separate instrument) for joint access to
this project and the future development to the east and south.
(4) Developer will furnish conduit from the building to the utility poles;
if utilities are overhead, the line must be 15 ft. from the building;
if service is underground, a utility easement must be established.
