SUBJECT: Preliminary Plat - The Glade Section 11 - 83 The staff met on March 22, 1983 to review the above mentioned plat and recom- mends approval with the following conditions:* (1) An easement for guys will be necessary on Lot 8. (2) A copy of a written easement on the unplatted land adjacent to the easement on lots 15 -22 of 10 ft. (making a total of a 20 ft. easement) is required. (3) Any additional fire hydrants necessary to be located as directed by the Fire Marshal and the Water & Sewer Superintendent. (4) Use a heavier line to designate exactly what land this plat covers. (5) Supply a written 10 ft. easement on the school property. (6) There is a possibility that a utility easement will be required across the front of lots 1 - 5. Any changes to the approved plat must be cleared through the Office of the Director of Planning. SUBMIT 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT BY 5:00 P.M. Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - BULLDOG Auto Care (83 -415) The P.R.C. met on March 22, 1983 to review the above mentioned project, and recommends approval with the following conditions:* (1) A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". (2) An additional fire hydrant will be required at a location approved by the Fire Marshal and the Water & Sewer Superintendent. All parts of the building must be within 300 ft. of the hydrant as the hose lays. Installation plans must be drawn by a registered Professional Engineer. (3) Ordinance requires an 8 ft. setback from the property line along Holleman Drive (front setback). Show actual dimension on site plan. (4) Suggest the sidewalk in front of the building be made 6 ft. in width; (2 ft. of this sidewalk can then be used for wheel stops). (5) Dumpster location and size to be approved by the Director of Public Services. (6) Island at the corner of the building should be 9 ft. in width. Whether this additional width can come from the driveway must be determined by the Director of Public Services (Mac Allen). (7) The painted island shown on site plan should be changed to a raised curb island, and should meet ordinance requirements. (8) Include a note to indicate plantings to be used. (9) Include an elevation of the planters. (10) When electrical load requirements are determined, contact Joe Guidry. SUBMIT 10 COPIES OF REVISED PLAN TO THE PLANNING DEPARTMENT BY 5:00 P.M. Bill Cupp, GTE Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Fuddrucker's Restaurant - 83 -414 The P.R.C. met on March 22, 1983 to review the above mentioned project, and recommends this project be re -drawn and re-planned and brought back before the P.R.C. at 9:15 a.m. on Tuesday, March 29, 1983. Recommendations to be considered in this revised plan are as follows: (1) The dumpster size and location must be reviewed and approved by the Director of Public Services, Mac Allen . (2) Because of its size, the building must be sprinklered. (3) Parking spaces can be 9x18 ft. if a 2 ft. overhang is available. (4) Show exact property lines on plan. (5) The side setback for the building must be 73 ft. from the ground lease property line. (6) An additional fire hydrant will be required and must be located as designated by the Fire Marshal and the Water & Sewer Superintendent (Bennie Luedke). All parts of the building must be within 300 ft. of the hydrant as the hose lays. (7) All end island widths should be 9 ft. (8) Front setback should be 8 ft, from property line. (9) Show actual driveway dimensions. (10) Show dimensions on the front island. (11) A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". (12) Submit a copy of the cross parking agreement reached with neighbor; show access to this parking on the site plan. (13) Three handicap parking spaces will be required in addition to the required regular sized parking spaces (90). P.R.C. (83 -414) page 2 March 22, 1983 (14) A copy of a legal, guaranteed access agreement (re: access from Texas Avenue on Kirkpatrick private driveway) must be submitted, along with the exact plans for access to the service entrance. (15) Submit a copy of a legal document concerning the shared access entrance at the main entrance off Texas Avenue; this driveway, as well as any off -site driveways, entrances and parking areas must be completed prior to issuance of any certificate of occupancy. (16) The sign size, location and design must comply with the Ordinance and be approved by the Zoning Official. Location of sign should be shown on the plan and plans for the sign should be supplied to Zoning Official. (17) Any additional easements required for utilities must be supplied to and approved by the Electrical Department. (18) Mark Fire Lane on curbing adjacent to building as indicated by Fire Marshal. (19) A Grading and Drainage Plan is required by the City Engineer and must be supplied to and approved by same prior to issuance of Building Permit. Please refer to PRC Drainage Statement supplied by City Engineer. Revised site plans for this project will be reviewed by the P.R.C. prior to going to the Planning & Zoning Commission on April 7th. sjv
