SUBJECT: Final Plat - Resubdivision of Reserve E, Plantation Oaks Section One
(83 -208)
Staff reviewed the above mentioned plat and recommends approval, however the
approved Final Plat will not be filed until all signatures are on the plat.
Staff has voiced concern with access to Lot 3. Subdivider should take this
into account and provide alternate means of access. This lot may not get
direct access to either Highway 30 or Highway 6 Frontage Road, and it is
suggested that access be taken through the larger lot, Lot 4.
Any changes to the approved plat must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT BY 5 P.M. FEBRUARY 25th
TO BE INCLUDED ON MARCH 3rd P &Z AGENDA.

SUBJECT: Final Plat - Portion of Richards Addition (1.00 Acres) 83 -209
Staff recommends approval with the following changes:-'
(1) Show a 15 ft. utility easement along the front of all lots
facing Sterling.
(2) Show the location of fire hydrants. It is necessary to have a hydrant
within 500 feet of all residences on this plat.
(3) Put up street lights on every pole along this portion of the subdivision
(8 lots) .
Any additional changes to the approved plat must be cleared through the
Office of the Director of Planning.

SUBJECT: Revised Parking Lot Plan - Ramada Inn - 83 -407
The P.R.C. met on this date to review the above mentioned revised plans, and
recommends approval with the following conditions:*
(1) Establish an end island on the row of parking by the tower (NW corner) which
will leave 17 rather than proposed 18 spaces.
(2) Install 6" raised curbing along the parking lots adjacent to Hensel Drive.
(3) Create the required 8 ft, setback from the property line along Meadowland.
(4) Create end islands in the new parking lots at the end of each row of parking;
islands should begin behind the 8 ft. setback along Meadowland and behind
the 11 ft. circulation aisle along Hensel Drive, and should be a minimum
of one parking space in width.
(5) Establish a Fire Lane along the north side of the 2 story building facing
Texas Avenue.
(6) A 6 ft. continuous screen fence is required by Ordinance 850 between commer-
cial and residential developments; therefore, a screen fence will be required
along Hensel Drive. The Zoning Board of Adjustment was discussed, but we
have since determined that this body cannot hear a variance request of this
type. If reliable information can be obtained from the University that this
area will soon be changed from residential to non - residential, the screen
fence could be waived.
Any additional changes to the approved plan must be cleared through the Office
of the Director of Planning,

SUBJECT: Site Plan - Villas of Chimney Hills (83 - 503)
The P.R.C. met on this date to review site plans for the above mentioned project.
It was the concensus of this Committee that the plan presented lacked too much
information to be properly reviewed, so Mr. Catlin was requested to have this
plan redrawn.
Refer to Ordinance 850, especially Sections 5-F.2.D & 7 -D for required informa-
tion to be shown on the plan.
Project Review Committee will meet again on March 1, 1983, at 9:15 a.m. to review
the revised plan of this proposed project. Please furnish 4 copies prior to this
time for review.
