SUBJECT: Final Plat - Marion Pugh Blvd. Ofc /Service Center - 83 -207
Staff recommends approval with the following changes:*
(1) A 20 ft. easement is required over the sewer line. Check with City
Engineer for location and way to handle the easement; show easement
o plat.
(2) Check with the City Engineer concerning a water line easement which
cuts across this plat. Show easement on plat.
SUBMIT 10 COPIES OF REVISED PLAT BY 5 P.M. FEBRUARY 25th TO BE INCLUDED
ON P &Z AGENDA MARCH 3rd.
Any additional changes to the approved plat must be cleared through the
Office of the Director of Planning.

Staff recommends approval with the following changes:*
(1) Reflect on plat easements to cover all existing utilities.
(2) Check with Electrical Superintendent (Joe Guidry) concerning possible
additional easement across the back of property for guys. Locate pole
easement on plat.

SUBJECT: Parking Lot Plan - Valley Business Park 83 -409
The P.R.C. met on this date to review the site plans for the above mentioned
project, and recommends approval with the following changes:-
(1) Dumpster pad must be on grade with the parking lot and a minimum of
12'x12' per unit interior measurements must be allowed. There can be
no obstruction for 50 ft. in front of dumpster.
(2) Remove the word "Preliminary" from the plan.
(3) Show landscaping details.
(4) The radius of a driveway cannot extend beyond the extension of a property
line. As shown, the radius of the driveway is partly on neighboring property.
(5) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access ways,
dumpster locations, utility pads, etc.) Curb detail to be approved by the
City Engineer. No exceptions will be made for areas indicated on site plan
as "reserved for future parking ".
(7) A letter requesting underground service must be submitted. Conduit will be
furnished by the developer to the Property Line. Meters will be ganged at
one location.
(8) Sign location is too close to Property Line. Check with Jane Kee, Zoning
Official for size and location of sign.
(9) A drainage study prepared by a registered professional engineer is required.

SUBJECT: Parking Lot Plan - Texana National Bank - 83 -408
The P.R.C. met on this date to review the site plans for the above mentioned
project, and recommends approval with the following changes:*
(1) Relocate handicap parking spaces (covered in Building Code) to a closer
proximity to ramps.
(2) Widen the island at the curb cut on Highway 30 to 9 ft.
(3) Square off the curbing at the corner of Stallings & Hwy.30.
(4) Widen the island at the curb cut on Stallings.
(5) Extend the island at the NW corner of property; add an island to
the other end of that row of parking.
(6) Redraw site plan and change to an engineering scale (1:10 or 20).
(7) Check with Director of Public Services (Mac Allen) concerning location
of dumpster. Pad must be at the same grade as the driveway, and an interior
minimum of 12'x12' allowed for each unit.
(8) Furnish a complete drainage study and plan by a registered professional
engineer which includes runoff prior to construction, runoff possible
after construction and how much detention is proposed on site.
(9) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access ways,
dumpster location, utility pads, etc.) Curb detail to be approved by the
City Engineer. No exceptions will be made for areas indicated on site plan
as "reserved for future parking ".
(10) An additional fire hydrant is required and is to be located by the Fire
Marshal. All points of all buildings must be within 300 ft. of hydrant as
the hose lays.
(11) Electrical service will probably be off Highway 30. Check with Electrical
Superintendent (Joe Guidry) concerning location of transformer and load
requirements.

(12) The driveway off Highway 30 should be wider than the 25 ft. shown.
Thirty -six (36) feet is recommended.
(13) Suggest that 6" concrete rather than the proposed 42" be used.
(14) Conduit for telephones are required to the property line. Check
with David Riley of GTE concerning location and required service.
(15) Existing and proposed contours are to be shown on site plan.
*Any changes to the approved plan must be cleared through the Office of the
Director of Planning.
