SUBJECT: Final Plat - Woodcreek "Swimming Pool" (83 -204)
Staff recommends approval with the following changes:*
(1) Suggest this Final Plat be called "Woodcreek Phase II, Lot 1 Block 1 ".
*Any changes to the approved plat must be cleared through the Office of the
Director of Planning.

SUBJECT: Parking Lot Plan - Medical Complex Phase 1, Texas Ave Frontage
Road between Deacon & Brothers in SWV (83 -404)
The P.R.C. met on January 19, 1983 to review the above mentioned project, and
recommends approval with the following conditions:*
(1) Dumpster size and location to be worked out with Mac Allen, Director
of Public Services.
(2) A minimum of 23 ft. access easement must be kept clear of parking
across the rear. (Necessitates shifting project appx. 2 ft.)
(3) An additional fire hydrant will be needed to make all points of the
building within 300 ft. of hydrant as the hoses lay. Location to be
determined by Fire Marshal.
(4) Designate landscaping planned, including plantings and ground cover.
(5) Show dimensions of parking spaces and driveway.
(6) Utility service shall be pole mounted transformers with underground
secondary service to building. Secondary conduit shall be provided
by developer.
(7) A 6" raised curb is required around all edges of all parts of all
paved areas without exception. (To include islands, planting areas,
access ways, dumpster locations, utility pads, etc.) Curb detail to
be approved by the City Engineer. No exceptions will be made for areas
indicated on site plan as "reserved for future parking ".

SUBJECT: Site Plan Permit - 2- Four Plexes, Sara Dr. & Longmire (83 -501)
After review of the above mentioned plan, the P.R.C. recommends this
project be re- planned and re- submitted for review at 9:30 a.m. on
January 25th.
Suggestions made by the P.R.C. include the following:
(1) Establish a common access driveway (by Separate Instrument to
be filed at courthouse and in C.S. Planning Department) which
would run between the lots.
(2) Put parking in rear (utilizing the common driveway for access).
(3) Due to the number of bedrooms in each unit, provide more parking
spaces than Ordinance actually requires to compensate for rental
to individuals rather than families.
(4) Include an area map on the re -drawn plan to enable review com-
mittee to locate lots in question.
(5) Please submit 4 copies of plan to be reviewed at next scheduled
P.R.C.
(6) A 6" raised curb is required around all edges of all parts of all
paved areas without exception. (To include islands, planting areas,
access ways, dumpster locations, utility pads, etc.) Curb detail
to be approved by the City Engineer. No exceptions will be made,

SUBJECT: Parking Lot Plan - Retail Space (Video Hut), Texas Avenue
near Poplar (83 -402)
The P.R.C. met on January 19, 1983 to review site plan for the above men-
tioned project. The P.R.C. recommends staff review after plan is redrawn
including the following changes:'
(1) Establish joint access with Julie's (up to a 30 ft. maximum width
curb cut on Texas Avenue). Additional curb cut on Texas Avenue to
this site will not be allowed.
(2) Check the utility easement (where poles are) to establish if it
goes to Texas Avenue. Show easement on plan.
(3) An additional fire hydrant will be required on -site and must be
within 300 feet of all parts of the building. Check with Water &
Sewer Superintendent Bennie Luedke concerning fire line service and
with Fire Marshal Harry Davis concerning location of fire hydrant.
(4) Prior to issuance of C.O., check with Director of Public Services
Mac Allen concerning garbage pickup. In the event property is sold
in future, provisions for dumpster will have to be made.
(5) Drainage plans must be shown on revised plan and approved by City
Engineer.
(6) A 6" raised curb is required around all edges of all parts of all
paved areas without exception. (To include islands, planting areas,
access ways, dumpster locations, utility pads, etc.) Curb detail
to be approved by City Engineer. No exceptions will be made for
areas indicated on site plan as "reserved for future parking ".
(7) Area on plan shown as "fire lane" must be eliminated. Suggest this
area be grassed rather than paved.
(8) Show setback dimensions on side by Julie's.
(9) Delete "mini- park" note concerning adjacent property.
