SUBJECT: Woodson Village 5th Installment Section 2 - Preliminary Plat (83 -300)
Staff recommends approval with the following changes:*
(1) Show flood plain.
(2) Check with Fire Marshal concerning required number and location of
fire hydrants.
(3) Describe the drainage easement; if one is created and platted, ample
space and access must be provided for the City to maintain. To be
cleared through City Engineer and Director of Public Services.
(4) If utility easement is combined with the drainage easement, some type
of erosion control must be provided, which also must be cleared through
the Director of Public Services.
(5) Check Plat for Woodson Village 4th Installment for drainage easement
and locate on this plat.
*Any changes to the approved plat must be cleared through the Office of the
Director of Planning.

SUBJECT: Parking Lot Plan - Exxon Service Station - Texas Ave & Millers Lane
(83 -401)
The P.R.C. met on January 12, 1983 to review the above mentioned project, and
recommends approval with the following conditions:*
(1) The joint access from Millers Lane will serve Lots 8A2, 8A1 & 7A; maximum
entrance width allowed will be 30 ft.
(2) Maximum height of sign allowed by Ordinance may be changed soon; suggest
sign is lowered to 30 or 35 ft., as sign as shown may be within current
Ordinance regulations, but soon could become a non - conforming sign and the
possibility of amortization could follow shortly.
(3) Signs as shown will be (both) considered as detached signs, and more than
one is not allowed by Ordinance. One detached sign should be eliminated.
(4) Fuel price sign must comply with Ordinance and cannot be portable. It
must be located a minimum of 10 ft. behind the property line and 20 ft.
from the back of the curb, and limited to 15 sq. ft. in size.
(5) Fire Marshal suggests the fire hydrant be moved now. All points of all
buildings must be within 300 ft. of a hydrant as the hose lays. Check
with Bennie Luedke concerning relocation. There is a possibility that
Lots 8A1 & 8B can share the same hydrant.
(6) Show the dimension of the dumpster pad (which must be same grade elevation
as drive).
(7) More detailed, specific landscaping notes are required.
(8) A 6" raised curb is required around all edges of all parts of all paved
areas with the exception of the circled locations between properties which
do not need a raised curb now, but a curb may become necessary at a later
date, depending upon the site plan development of Lots 8A2 & 8B.
(9) Suggest elimination of parking space numbered "9" to provide the 10 ft.
clear overhead space which is required by Ordinance.

(10) Show drainage plan including velocity and rate of runoff during and
after construction. (This can be shown on site plan if desired).
(11) Identify adjacent lots.
*Any changes to the approved plan must be cleared through the Office of the
Director of Planning.

Lake View Acres (83 -203)
Staff recommends approval with the following changes:
(1) Check hydrant location with Fire Marshal; all points of any building
must be within 300 feet of a hydrant as the hose lays.
(2) A 20 ft. minimum utility easement will be required across the back of
the properties to provide service from Millers Lane. Check with the
Electrical Department concerning exact location and size of easement
required.

Director of Planning.

SUBJECT: Parking Lot Plan - Marion Pugh Blvd. Office /Warehouse located on proposed
Marion Pugh Blvd. between Jersey & Luther Streets (83 -403).
The P.R.C. met on January 12, 1983 to review the above mentioned project, and
recommends approval with the following conditions:*
(1) Include a location map on the plan.
(2) Show adjacent developments, including the driveway.
(3) Any combustible construction must be within 150 feet of an all weather surface.
(4) The building will have to be sprinklered (over 15,000 sq. ft.), therefore a
minimum 6" water main will be required for the fire line.
(5) A 6" raised curb is required around all edges of all parts of all paved areas
without exception. (To include islands, planting areas, access ways, dumpster
locations, utility pads, etc.) Curb details explained by City Planner and must
be approved by City Engineer. No exceptions will be made for areas indicated
on site plan as "reserved for future parking ".
(6) Each additional phase of this project will have to come back to P.R.C. & P &Z
for approval.
(7) Delineate percentage of office space and warehouse space to enable parking require-
ments to be figured.
(8) Landscape specifics and details are required. All islands must have trees and
the minimum width should be 9 ft.
(9) Show setback dimensions (8 ft. setback from property line to edge of pavement
is required).
(10) Underground utility service will have to be put in before the street goes in.
Write a letter to the Director of Public Works (George Ford) requesting under-
ground service. Furnish load data information.
(11) Check with GTE concerning requirements and location of service desired.
(12) City Engineer requires water service, sewer service and utility information.
If extensions are required plans will have to be prepared by a registered P.E.
(13) Include easement and r.o.w. information.
(14) Drainage plan, including runoff rate during and after construction must be pro-

vided to City Engineer for approval.
(15) If parking spaces are adjacent to loading areas, they should be separated
somehow to protect cars; either by an island or a balustrade.
(16) Check with Mac Allen, the Director of Public Services concerning size and
location of dumpsters.
(17) If 2 or more utilities are to be included in the utility easement, a 20 ft.
minimum easement will be necessary.
(18) Rework the angle of the curb cut to keep all of the access opening on
your property.

JANUARY 28th TO BE INCLUDED ON P &Z AGENDA FEBRUARY 3rd.
