SUBJECT: Final Plat - Emerald Forest Phase Seven (83 -200)
Staff recommends approval with the following changes:*
(1) Sebesta Road will dead end at Sandstone. Remove lettering which
indicates a possible extension.
(2) Delete 10 ft. "Reserve for future R.O.W. dedication" along property line
of Lots 5 -18 Block Five.
(3) Add notes concerning access to lots along Emerald Parkway indicating
these lots will take access elsewhere, and not from Emerald Parkway.
(4) A private access along Lot 5 Block Five which will give access to the
lots across the property line in Phase Five will be acceptible if the
length remains in conformance with Subdivision Regulations.
(5) Show a side building line on Lots 4 & 5 Block Five.
(6) The 10 ft. utility easement along the rear property lines of Lots 5 -18
Block Five should be increased to 20 ft.
(7) Final approval of the drainage easement must be made by the City Engineer
after results of a study concerning required width and best method to
handle drainage are obtained.
Any changes to the appr.wed plat must be cleared through the Office of t:'e
Director of Planning.
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT BY 5 P.M. FRIDAY
JANUARY 14th TO BE INCLUDED ON P &Z AGENDA JANUARY 20th.

SUBJECT: Final Plat - Woodway West Phase I
Staff recommends approval with the following changes:-
(1) Include a note to indicate this is a "Final Plat ".
(2) Show access easements across the sides of Lots 1 & 16.
(3) Show the temporary "turnaround" on Sienna Drive.
(4) Utility easement will be necessary along Lot 1 if easement is not
provided along abandoned RR R.O.W.
(5) Change the "30 ft. bldg. setback, private access & utility easement"
to show "20 ft. private access and 10 ft. Utility easement" inside
the property line with an additional 10 ft. utility easement outside
the property line (to be handled by Separate Instrument at a later date).
(6) Staff recommends approval of Plat, but further recommends Plat should
not be filed until conditions set down previously are met.
-`Any changes to the approved plat must be cleared through the Office of the
Director of Planning.

SUBJECT: PARKING LOT PLAN - Retail Center for Equity Development - (83 -400)
located at Anderson & Holleman
The P. R. C. met on January 4, 1983 to review the above mentioned project, and
recommends approval with the following conditions:*
(1) Include Vicinity Map.
(2) Show proposed water and sewer lines which must be approved by Bennie
Luedke and David Pullen.
(3) Close curb cut (existing) off Holleman nearest Anderson.
(4) Suggest remaining curb cut off Holleman be reduced to 30 ft. in width and
locate an island around the power pole (existing). Island to have 6"
raised curb.
(5) Curbs into service drive need to be reworked to provide turning radius which
will accommodate large trucks (including garbage trucks). Islands within
the service drive must also be reworked for the same purpose.
(6) Utility Departments require a 20 ft. utility easement from the existing pole
which services the existing building housing the Hair Design and Pizza Rest.
to a point where an additional pole will be placed which will service Building A.
Easement may be dedicated by Separate Instrument.
(7) Location of dumpster subject to approval by Mac Allen.
(8) Add a note showing a 6" raised curb around the entire parking area. Also
show where curb will be behind dumpster.
(9) Show the dimensions on the service drive between the fence next to the
existing building and building A. Drive must be at least 23 ft., plus 18 ft.
parking space, plus a 2 ft. overhang, allowing a total of 41 ft. between that
fence and the 6" raised curb which will serve as a wheel stop, plus the 2 ft.
overhang.

(10) 6" raised curbing should be run 2 ft. off property line where there is
head -in parking. Said curb can be used as wheel stop.
(11) Show a typical dimension of a parking space (9'x18' plus 2 ft. overhang).
