Bill Cupp, GTE Shirley Volk, Planning Technician SUBJECT: Self- Service Car Wash, Redmond Terrace (82 - 433) The P.R.C. met on August 3, 1982 to review site plans for the above mentioned project. The P.R.C. is compelled to deny this project at this time because the sewer capacity at this location cannot handle this type project. After testing for infiltration is completed and corrections are made, there is the possibility that this project could be handled. The project's engineer must furnish information concerning runoff at a similar facility, as well as the peak flow rate from this project to the City's sanitary sewer system. This information must be compiled by a registered Professional Engineer, and the letter signed and sealed by same registered P.E. Should it be determined at a later date that the surface runoff will be ac- ceptable and that the sewer capacity can handle this type project at this location, the staff would suggest the following changes prior to approval: (1) Curb cuts to be a maximum of 30 ft. width if 2 are required; or can be 40 ft. width if only one is required. (2) A 15 ft. rear setback is required; with 10 ft. of this setback completely clear of all overhead obstructions (utility lines, etc.) (3) Suggest the planted areas to be green, perhaps accenting with bark, rather than the white marble chips as shown. (4) Check with the Zoning Official concerning sign size, height and location. (5) Show the existing utility easement on the plan. Bill Cupp, GTE Shirley Volk, Planning Technician SUBJECT: Preliminary Plat - Lord's Acres (82 -314) Staff recommends approval with the following changes:* (1) Change Lot 3 to Lot 1; Do not designate remaining lots "1 & 2 ", but rather designate that land "Future Subdivision ". (2) Contact GTE and furnish information concerning telephone service; provide adequate utility easements. (3) Show the existing 20 ft. easement on the north side of Lot 1. (4) Contact Al Mayo upon receipt of this memo to find out what he has learned from the City Attorney concerning the use of wording "proposed 20 ft. utility easement ". (5) Consult with City Attorney and City Engineer concerning your request regarding utility service to all three lots.
