SUBJECT: FINAL PLAT - POST OAK MALL
(case 82 -224)
1. Plat needs to indicate the name of the right -of -way.
2. Lots are landlocked. Have agreement in contract that allows access and
easement. There should be a note on the plat to indicate common easement
or right -of -way.
3. Ford queried what happened to "as built" plans showing water & sewer.
In lieu of these plans, they were supposed to put up $6,000. Mayo to
check with Paulson on this. If it's the City's to maintain, we must
have plans. Lines should be defined on the ground for location purposes.
4. Easement sheet has no notations which indicate what utilities are in what
easement. They can be called "utility easements" and then identify
each utility ( "water ", "gas ", etc.) on sheet.
5. Easement should be 20 feet by the substation. Plat shows 15 feet.
6. A roadbed to the property was supposed to be established (from parking
area to substation). If this is not done, we should be granted temporary
access until the permanent access is available.

SUBJECT: Parking Lot Plan for Autumn Circle Four Plexes (82 -410)
at University Park I, Lot 10, Block C; and
University Park II, Lot 1, 2 & 3, Block J
The P.R.C. met on Tuesday, April 6, 1982 to review parking lot plans for
the four- plexes mentioned above. The P.R.C. recommends approval with the
following conditions:*
(1) Lot C -10; need plans for building up and stabilizing the 4 -5 feet
of parking area by the creek.
(2) Lot C -10; additional 2 feet will be needed in the parking area.
Plan shows only 23 ft., and 25 feet are needed.
(3) Until a letter of approval concerning the Floor Plan is received,
no permit can be issued on Lot C -10.
(4) Lot J -1; alley (access easement); if there is only parking on one
side of alley 3 additional feet are needed; if there is parking on
two sides of the alley the 3 feet can be split, with an additional
1 1/2 feet on each side. The 3 feet can be picked up in the parking
area and not the entire alley.
(5) Easements must be staked so imspector can string a line.
(6) J -1 & J -2 will have 4'x4' pads on back of apartments. Builder must
check with Lone Star Gas and Bryan's Electrical Department and bring
a letter from each to City of College Station indicating they approve
balconies to go out over easements on the second floors.
(7) In the future, "No Parking" zones may be established and Fire Lanes
indicated.
(8) Bring in landscape plan prior to Certificate of Occupancy being
issued.
*Any changes to approved site plan must be cleared through the office of the

SUBJECT: Longmire Mini - Storage Warehouse (82 -801)
Southwood Valley Sec. 4 -B, Lots 15,16 & 17
(totalling 2.45 acres)
The P.R.C. met on Tuesday, April 6, 1982 to review the site plans for the
mini - storage warehouses mentioned above. The P.R.C. recommends approval
with the following conditions: *
(1) Show entire area (all 3 lots) as one lot on the plat (preferred); or
show 3 lots, each having access easement. It is doubtful if setback
area is enough if it is handled as 3 lots. One of these plats will
be needed before a permit can be issued.
(2) Plat indicates 3 proposed hydrants. Superintendent Luedke indicated
he has an acceptable plan.
(3) Fire Marshal Davis suggested that the ends of each building to be
marked as the site plan indicates (A,B,C,etc.) for the Fire Department's
use.
(4) If a re -plat is turned in a building permit could be issued. Certificate
of Occupancy would be held until the plat is filed.
*Any changes to approved site plan must be cleared through the office of the
Director of Planning.
