Sizes, spans, and performance values for specific products are not found in the International Residential Code. When builders have two story houses and plan to use engineered floor joists they must submit an engineered set of plans for the floor joists along with the building plans to the Building Department. The International Residential Code sections 502.1.4 and 502.11 provide clear guidance about what is required when engineered I-joists are used in a design. Some of the relevant code language states that “The truss design drawings shall be prepared by a registered professional…” and “Truss design drawings shall be provided to the building official and approved prior to installation.” The design drawings must address span, spacing, bearing widths, design loads, connections and deflection ratios for live and dead loads. Once the plans have have been reviewed the inspectors will verify in the field that the engineered joists are installed according to the submitted plans. The purpoos of this update is to create a more workable plan that can help guide decisions about futuur growth and development. On August 7, 2006, the City Council approved a contract with Kendig Keast Collaborative, a planning consulting firm, to complete the update. As part of the planning process, a Comprehensive Plan Advisory Committee (CPAC) has been formed to provide valuable information and feedback to the consulting team and City staff.
