AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 850. DEFINING MOBILE HOMES; DEFINING
MODULAR HOMES; REVISING THE DISTRICT R -7 MOBILE HOME PARK DISTRICT REGULATIONS TO
PROVIDE FOR MODULAR HOME SITES.
WHEREAS, the City Council of the City of College Station, Texas, held a public hearing
in the City Hall at 7:00 P.M. on Thursday, July 8, 1982, on the question
of amending Ordinance No. 850;
AND WHEREAS, the City Council has determined to amend Ordinance No. 850;
THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
The Zoning Ordinance No. 850, is hereby amended to read as follows:
Section 1 -D DEFINITIONS is amended to include the following:
1 -D.42A - Mobile Home: A structure, transportable in one or more sections, which, in
the traveling mode, is eight body feet or more in width or 40 body feet or more in
length, or, when erected on site, is 320 or more square feet, and which is built on a
permanent chasis and designed to be used as a dwelling with or without a permanent founda-
tion when connected to the required utilities, and includes the plumbing, heating, air -
conditioning, and electrical systems contained therein.
1- D.42.6 - Modular Homes: A dwelling that is manufactured in two or more modules at
a location other than the homesite and which is designed to be used as a residence when
the modules are transported to the homesite, and the modules are joined together and
installed on a permanent foundation system. The term includes the plumbing, heating,
air- conditioning, and electrical systems contained in the structure. It is expressly
provided, however, that the term modular home shall not mean nor apply to, and the fol-
lowing items are expressly excluded from the purview of this Article: (i) sectional or
panelized housing in which the basic components assembled at the homesite are not at
leastthree dimensional modules; (ii) a ready -built home which is constructed so that the
entire living area is contained in a single unit or section at a temporary location for
the purpose of selling it and moving it to another location; and (iii) a home con-
structed in modules incorporating concrete or masonry as the primary structural com-
ponent.
Section 5-H. DISTRICT R -7 MOBILE HOME PARK, is hereby amended as follows:
5 -H. DISTRICT R -7 MOBILE /MODULAR HOME
5-H.I. PURPOSE: This district contains land which is located, designed and is
to be operated as a site for residential uses in mobile and modular homes in accord-
ance with the specific requirements of Ordinance No. 627 (and amendments thereto) and
the following District Regulations:
5 -H.2. PERMITTED USES:
Modular home sites, developed in accordance with the zoning restrictions
of District R -1.
Mobile home sites, developed under the requirements of Ordinance No. 627
(and amendments thereto)
