AN ORDINANCE REZONING A 39.70 ACRE TRACT OF LAND LYING AND BEING SITUATED IN THE THOMAS
CARUTHERS SURVEY, ABSTRACT 9, BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED BY METES
AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM AGRICULTURAL OPEN SPACE DISTRICT A -0 AND
TOWNHOUSE - ROWHOUSE DISTRICT R -3 TO PLANNED UNIT DEVELOPMENT DISTRICT P.U.D. (DIST. #1).
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday,
February 25, 1982 on the question of rezoning certain areas within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following tract of land, lying and being
situated in the Thomas Caruthers Survey in College Station, Brazos County, Texas and being
a portion of a 79.00 acre tract conveyed to Cornerstone Investment Group by Raintree
Development Joint Venture by deed recorded in Volume 469, page 697 of the Deed Records of
Brazos County, Texas; a 26.07 acre tract conveyed to Cornerstone Investment Group by East
Bypass Development Group by deed recorded in Volume 491, page 229 of the Deed Records of
Brazos County, Texas; and an 88.43 acre tract conveyed to Cornerstone Investment Group by
Edward Uvacek, Jr. et ux by deed recorded in Volume 469, page 426 of the Deed Records of
Brazos County, Texas and being more fully described by metes and bounds as follows:
Being a 39.70 acre tract or parcel of land, lying and being situated in the Thomas
Caruthers Survey, Abstract 9, Brazos County, Texas and being a portion of the following
tracts:
(1) A 79.00 acre tract conveyed to Cornerstone Investment Group by Raintree Develop-
ment Joint Venture by deed recorded in Volume 469, page 697 of the Deed Records
of Brazos County, Texas;
(2) A 26.07 acre tract conveyed to Cornerstone Investment Group by East Bypass
Development Group by deed recorded in Volume 491, page 229 of the Deed Records
of Brazos County, Texas;
(3) An 88.43 acre tract conveyed to Cornerstone Investment Group by Edward Uvacek,
Jr. et ux by deed recorded in Volume 469, page 426 of the Deed Records of Brazos
County, Texas;
Said 39.70 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at the south corner of the aforementioned 26.07 acre tract same lying on the
northeast line of the aforementioned 73.43 acre tract;
THENCE S 44 21' 22" E along the northeast line of said 73.43 acre tract for a distance
of 352.26 feet to the east corner of said 73.43 acre tract;
THENCE S 33 41' 57" W along the southeast line of said 73.43 acre tract for a distance
of 324.25 feet to a point for corner;
THENCE N 84 07' 03" W for a distance of 304.22 feet to an iron rod for corner;
THENCE N 05 52' 57" E for a distance of 85.00 feet to an iron rod for corner;
THENCE N 84 07' 03" W for a distance of 294.28 feet to an iron rod for corner;
THENCE S 71 42' 27" W for a distance of 230.83 feet to an iron rod for cop03593

THENCE S 27 06' 40" W for a distance of 134.65 feet to an iron rod for corner;
THENCE N 41 44' 35" W for a distance of 282.83 feet to an iron rod for corner;

THENCE N 31 44' 16" W for a distance of 162.74 feet to an iron rod for corner;
THENCE N 25 21' 25" W for a distance of 108.12 feet to an iron rod for corner;
THENCE N 41 37' 56" W for a distance of 75.26 feet to an iron rod for corner;
THENCE N 44 44' 37" E for a distance of 433.00 feet to an iron rod for corner;
THENCE N 13 48' 26" W for a distance of 459.35 feet to an iron rod for corner;
THENCE N 80 25' 11" E for a distance of 408.78 feet to a point on a curve concave
to the northwest, same being on the centerline of a proposed street right -of -way;
THENCE northeasterly along said curve for an arc distance of 952.02 feet to a point
for corner; (Curve Data: Central angle = 28 24' 35 ", Radius = 1920.00 feet. Tangent =
486.01 feet, the chord bears N 66° 12' 54" E for a distance of 942.30 feet);
THENCE S 10 00' 00" W for a distance of 323.42 feet to a point for corner;
THENCE S 08 30' 00" E for a distance of 389.00 feet to a point for corner;
THENCE S 5 00' 00" W for a distance of 382.00 feet to a point for corner;
THENCE S 44 07' 30" W for a distance of 240.80 feet to the PLACE OF BEGINNING and
containing 39.70 acres of land more or less from Agricultural Open Space District A =O and
Townhouse - Rowhouse District R -3 to Planned Unit Development District P.U.D. (Dist. #1).
And, it is ordained that said changes shall become effective immediately.
