AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE MORGAN RECTOR
LEAGUE, ABSTRACT 46, BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED BY METES AND
BOUNDS IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R -1 AND MOBILE
HOME PARK DISTRICT R -7 TO GENERAL COMMERCIAL DISTRICT C -1 AND ADMINISTRATIVE /PROFESSIONAL
DISTRICT A -P.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday,
July 16, 1981, on the question of rezoning certain areas within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following two (2) tracts of land all lying
and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being
more fully described by metes and bounds as follows:
TRACT NO. 1:
Being a 19.39 acre tract or parcel of land, lying and being situated in the Morgan
Rector League, Abstract 46, Brazos County, Texas and comprising a portion of Lot 7A, and
all of Lots 8A, 8B, 9A, and 10A of a vacating and resubdivision plat of Lots 6 -11, Lakeview
Acres Addition to the City of College Station, Texas and being more particularly described
by metes and bounds as follows;
BEGINNING at the south corner of the aforementioned Lot 10A, same being the point of
intersection of the northeast right -of -way line of Texas Avenue with the northwest right -
of -way line of Morgans Lane;
THENCE N 46 32' 05" E along the said northwest right -of -way line of Morgans Lane for
a distance of 767.70 feet to the eas+ corner of said Lot 10A, same being the south corner
of Lot 11A;
THENCE along the common line between said Lot 11A and Lots 10A and 9A for the follow-
ing calls;
N 45° 06' 11" W for a distance of 264.39 feet to the common corner of Lot 10A and Lot
9A;
N 44° 55' 48" W for a distance of 265.49 feet to the common corner of Lot 11A and Lot
9A, same lying in the southeast line of Lot 7A;
THENCE N 44 40' 02" W across said Lot 7A for a distance of 573.78 feet to a point
lying on the southeast right -of -way line of Millers Lane;
THENCE S 46 49' 51" W along the southeast right -of -way line of Millers Lane for a
distance of 670.39 feet to an iron rod for angle point;
THENCE S 00 49' 22" W for a distance of 140.78 feet to a point lying on the northeast
right -of -way line of Texas Avenue;
THENCE S 45 01' 26" E along the northeast right -of -way line of Millers Lane for a
distance of 1006.40 feet to the PLACE OF BEGINNING and containing 19.39 acres of land more
or less from Single Family Residential District R -1 and Mobile Home Park District R -7 to
General Commercial District C -1.
TRACT NO. 2:
Being a 4.83 acre tract or parcel of land, lying and being situated in the Morgan

Rector League, Abstract 46, Brazos County, Texas and comprising a portion of Lot 7A and all
of Lot 11A of a vacating and resubdivision plat of Lots 6 -11, Lakeview Acres Addition to
the City of College Station, Texas and being more particularly described by metes and bounds
as follows:
BEGINNING at the south corner of Lot 10A of said replat same being the point of inter-
section of the northeast right -of -way line of Texas Avenue with the northwest right -of -way
line of Morgans Lane;
THENCE N 46 32' 05" E along the said northwest right -of -way line of Morgans Lane for
a distance of 767.70 feet to the south corner of said Lot 11A for the PLACE OF BEGINNING.
THENCE continuing N 46° 32' 05" E along the northwest right -of -way line of Morgans
Lane for a distance of 187.13 feet to the east corner of said Lot 11A, same being the south
corner of Lot 11B;
THENCE N 44 25' 41" W along the common line of Lot 11A and Lot 11B for a distance of
532.01 feet to the common rear corner of Lot 11A, Lot 11B, Lot 6A, and Lot 7A;
THENCE N 44 40' 02" W along the common line between Lot 6A and Lot 7A for the follow-
ing calls;
N 44° 40' 02" W for a distance of 332.02 feet to an angle point;
N 47° 03' 51" W for a distance of 68.66 feet to the east corner of Lot 6B;
THENCE N 44 46' 47" W along the common line between Lot 7A and Lot 6B for a distance
of 170.00 feet to a point lying on the southeast right -of -way line of Millers Lane;
THENCE S 46 49' 51" W along the southeast right -of -way line of Millers Lane for a
distance of 189.40 feet to an iron rod for corner;
THENCE S 44 40' 02" E across Lot 7A for a distance of 573.78 feet to the common rear
corner of Lot 9A and Lot 1OA;
THENCE S 44 55' 48" E along the common line of Lot 9A and Lot 11A for a distance of
265.49 feet to the common rear corner of Lot 9A and Lot 1OA;
THENCE S 45 06' 11" E along the common line between Lot 10A and Lot 11A for a dis-
tance of 264.39 feet to the PLACE OF BEGINNING and containing 4.83 acres of land more or
less from Single Family Residential District R -1 to Administrative /Professional District
A -P.
And, it is ordained that said changes shall become effective immediately.
