HomeMy WebLinkAbout1981-1260 - Ordinance - 01/08/1981ORDINANCE NO. 1260 AN ORDINANCE REZONING A 0.957 ACRE TRACT OF LAND AND A 0.847 ACRE TRACT OF LAND, BOTH LOCATED IN THE RICHARD CARTER LEAGUE, ABSTRACT NO. 8, AND BEING A PART OF THAT CALLED 50.57 ACRE TRACT DESCRIBED IN THE DEED RECORDED IN COLUME 302, PAGE 274, OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R -1 TO TOWNHOUSE DISTRICT R -3. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, January 8, 1981 on the question of rezoning certain areas within the City Limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of all of a 0.957 acre tract and a 0.847 acre tract of land, both lying in the Richard Carter League, Abstract No. 8, and being a part of the called 50.57 acre tract described in the deed recorded in Volume 302, page 274 of the Deed Records of Brazos County Texas, and being more particularly described as follows: TRACT ONE: 0.975 acre tract (42,467 square feet) COMMENCING at the point in the west right -of -way line of Tarrow Street and being the most northerly corner of the said 50.57 acre tract, said point being the most east- erly corner of the Beverly Estates Subdivision to the City of Bryan as recorded in Volume 98, page 420 of the Deed Records of Brazos County, Texas; THENCE along the west right -of -way line of Tarrow Street, same being the east line of the said 50.57 acre tract for the following calls: S 09 0 37'14" E -- 155.48 feet; S 08 0 35'12" W -- 1099.94 feet for the PLACE OF BEGINNING of this description. THENCE N 44 0 57'00" W at a distance of 63.91 feet pass the north corner of the a 6.83 acre commercial tract, same being the east corner of a 3.674 acre townhome tract, continue for a distance of 209.26 feet and corner in the proposed southeast right -of- way line of Chimney Hill Drive, same being in a curve concave to the northwest having a radius of 430.00 feet; THENCE along the proposed southeast right -of -way of Chimney Hill Drive the following calls: Northeast along the said curve for an arc length of 205.75 feet to the end of this curve, the chord bears N 22 ° 17'39" E -- 203.79 feet; N 08 ° 35'12" E a distance of 20.00 feet to the beinning of a curve concave to the southeast having a radius of 25.00 feet; Northeast along said curve for an arc distance of 39.72 feet to the end of this curve, said point being located in the proposed southwest right -of -way line of Hearthstone Circle, the chord bears N 53 ° 35'12" E -- 35.36 feet; THENCE along the proposed right -of -way line of Hearthstone Circle for the following calls: S 81 0 24'48" E -- 70.00 feet to the beinning of a curve concave to the southwest having a radius of 25.00 feet; d�331 rr ORDINANCE NO. Page 2 Southeast along said curve an arc distance of 39.27 feet to the end of this curve, said point being located in the west right -of -way line of Tarrow Street, same being the east line of the said 50.57 acre tract, the chord bears S 36 0 24'48" E -- 35.36 feet; THENCE S 08 0 35'12" W along the said west right -of -way line of Tarrow Street a distance of 342.35 feet to the PLACE OF BEGINNING and containing 0.975 acres of land (42,467 square feet) more or less from Single Family Residential District R -1 to Townhouse District R -3. TRACT TWO: 0.847 acres (36,878 square feet) COMMENCING at the point in the west right -of -way line of Tarrow Street and being the most northerly corner of the said 50.57 acre tract, said point being the most easterly corner of the Beverly Estates Subdivision to the City Bryan as recorded in Volume 98, page 420 of the Deed Reocrds of Brazos County, Texas; THENCE along the west right -of -way line of Tarrow Street, same being the east line of the said 50.57 acre tract the following calls: S 09 0 37'14" E -- 155.48 feet; S 08 0 35'12" W -- 357.22 feet and corner for the PLACE OF BEGINNING of this description same being the most easterly corner of proposed Lot 50, Chimney Hill Addition to the City of College Station, Texas; THENCE S 47 0 47'09" W along the south line of Lot 50 a distance of 167.40 feet and cor- ner in a curve concave to the southwest having a radius of 225.00 feet, said point being the most southerly corner of said proposed Lot50 and being located in the pro- posed southeast right -of -way line of Chimney Hill Drive; THENCE along the proposed right -of -way line of Chimney Hill Drive the following calls: Southeast along the said curve for an arc distance of 113.79 feet to the end of this curve, the chord bears S 05 ° 54'05" E -- 112.58 feet; S 08 0 35'12" W -- 113.81 feet to the beginning of a curve concave to the northeast having a radius of 25.00 feet, Southeast along said curve for an arc distance of 39.27 feet to the end of this curve, said point being in the proposed northeast right -of -way line of Hearthstone Circle, the chord bears S 36 ° 24'48" E -- 35.36 feet; THENCE along the proposed right -of -way lime of Hearthstone Circle the following calls: S 81 0 24'48" E -- 75.00 feet to the beginning of a curve concave to the northwest having a radius of 25.00 feet; Northeast along said curve for an arc distance of 39.27 feet to the end of this curve, said point being located in the west right -of -way line of Tarrow Street, same being the east line of the said 50.57 acre tract, the chord bears N 53 0 35'12" E -- 35.36 feet; THENCE N 08 0 35'12" E along said west right -of -way line of Tarrow Street a distance of 290.37 feet to the PLACE OF BEGINNING and containing 0.847 acres of land, (36,878 square feet) more or less.
