AN ORDINANCE REZONING A 17.25 ACRE TRACT OF LAND FROM AGRICULTURAL/OPEN DISTRICT
A-0 TO APARTMENT BUILDING DISTRICT R-4 AND A 4.11 ACRE TRACT OF LAND FROM AGRI-
CULTURAL/OPEN DISTRICT A-0 TO DUPLEX DISTRICT R-2, BOTH TRACTS BEING SITUATED
IN THE CRAWFORD BURNETT LEAGUE AND BEING A PART OF THAT 649.77 ACRE TRACT CON-
VEYED TO SOUTHWOOD VALLEY, INC. BE DEED RECORDED IN VOLUME 378, PAGE 224 OF
THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, BOTH TRACTS BEING MORE FULLY DES-
CRIBED IN THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, September 13, 1979 on the question of rezoning certain areas
within the City Limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all of a 17.25 acre tract and a 4.11
acre tract of land lying and being situated in the Crawford Burnett League in
College Station, Texas, being a part of that 649.77 acre tract conveyed to
Southwood Valley, Inc. by deed recorded in Volume 322, page 670 of the Deed
Records of Brazos County, Texas, and a part of that 285.32 acre tract conveyed
to Southwood Valley, Inc. by deed recorded in Volume 378, page 224 of the Deed
Records of Brazos County, Texas, and being more particularly described as
follows:
TRACT ONE:
BEGINNING in the northwest line of the said 285.32 acre tract S 46051'38" W --
71.60 feet from the most northerly corner of same;
THENCE S 46051'38" W -- 1061.46 feet along the northwest line of the said
285.32 acre tract;
THENCE through the said 285.32 acre tract as follows:
S 43008'22" E -- 385.48 feet to the P.C. of a curve �o the left; along the arc
of said curve (R=450') through a central angle of 22 18'08" to the P.T. of
said curve;
S 65026'30" E -- 121.71 feet;
N 24033'30" E -- 185.20 feet;
N 48005'00" E -- 495.00 feet;
N 30051'36" E -- 396.12 feet;
THENCE N 59023'48" E -- 153.68 feet to the southwest line of Rio Grande
Boulevard;
THENCE along the arc of a curve to the right (R=708.62') in the southwest line
of Rig Grande Boulevard in a northwesterly direction through a central angle
of 19 45'38" to a P.T. of said curve;
THENCE N 10050-34" W -- 96.12 feet continuing along the southwest line of Rio
Grande Boulevard to the southeast line of Southwood Valley Section 10-B;
THENCE S 79009'26" W -- 425.31 feet along the southeast'line of Southwood -Valley
Section 10-B to the POINT OF BEGINNING and containing 17.25 acres of land, more
or less, from Agricultural/Open District A-0 to Apartment Building District R-4.
TRACT TWO:
BEGINNING in the line between the said 649.77 acre tract and the said dilao

THENCE S 39008'59" E -- 38.90 feet continuing along the southwest line of
Rio Grande Boulevard;
THENCE S 50051'01" W -- 68.05 feet to the POINT OF BEGINNING and containing
4.11 acres of land, more or less, from Agricultural/Open District A-0 to
Duplex District R-2.
And, it is ordained that said changes shall become effective immediately.
