AN ORDINANCE REZONING A 10.108 ACRE TRACT AND A 13.339 ACRE TRACT OF LAND
LOCATED IN THE MORGAN RECTOR LEAGUE, COLLEGE STATION, BRAZOS COUNTY, TEXAS,
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE
FROM SINGLE FAMILY RESIDENTIAL DISTRICT R-1 AND AGRICULTURAL -OPEN DISTRICT
�w A-0 TO GENERAL COMMERCIAL DISTRICT C-1.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, September 14, 1978 on the question of rezoning certain areas
within the City Limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of two tracts of land totaling 23.447
acres located in the Morgan Rector League in College Station, Brazos County,
Texas, and being more fully described as follows:
TRACT A
All that certain 13.339 acre tract of land located in the Morgan Rector League
in College Station, Brazos County, Texas, Abstract No. 46 and being a part of
the 25 acre tract of land described in a partition deed G. W. Scasta, et ux to
James M. Doss, et ux, recorded in Volume 191, Page 80, Deed Records of Brazos
County, Texas, and being more fully described as follows:
BEGINNING at the east corner at an iron stake in the northwest line of a
county road and being the east corner of the Doss 25 acre tract of land;
THENCE; S45° W456.2 feet along the northwest line of the county road to an
iron stake for corner;
THENCE; N450 ll'W 1063.6 feet to an iron stake for corner in the east line of
State Highway 6 East Bypass;
THENCE; N20 28'E 618.5 feet along the east line of Highway 6 East Bypass to
an iron stake for corner;
THENCE; S450 09'E 1481.7 feet to the place of BEGINNING and containing 13.339
acres of land more or less from Single Family Residential District R-1 and
Agricultural -Open District A-0 to General Commercial District C-1.
TRACT B
All that certain 10.108 acre tract of land in the Morgan Rector League, Abstract
No. 46, Brazos County, Texas, which is a part of the 25 acre tract described in
partition deed to G. W. Scasta et ux from James M. Doss et ux, recorded in
Volume 191, Page 80, Deed Records of Brazos County, Texas and being described
as follows:
BEGINNING at the east corner at an iron stake in the northwest line of a
county road and being the east corner of the Scasta 25 acre tract of land;
THENCE; S45° W 807.4 feet along the northwest line of the county road to an
iron stake for corner;
THENCE; N5° 08'E 461.8 feet to an iron stake for corner;
THENCE; N450 33'W 352.0 feet to an iron stake for corner in the east ®�e of

State Highway 6 East Bypass;

THENCE; N2° 28'E 614.7 feet along the east line of Highway 6 East Bypass
to an iron stake for corner;
THENCE; S450 ll'E 1063.6 feet to the place of BEGINNING and containing 10.108
acres of land more or less from Single Family Residential District R-1 and
Agricultural -Open District A-0 to General Commercial District C-1.
And, it is ordained that said ordinance shall be effective immediately.
