AN ORDINANCE REZONING SIX TRACTS OF LAND BOUNDED BY OR ADJACENT TO WELSH AVENUE,
F.M. 2818, WELLBORN ROAD AND SOUTHWEST PARKWAY FROM APARTMENT BUILDING DISTRICT R-6
TO APARTMENT BUILDING DISTRICT R-4, APARTMENT BUILDING DISTRICT R-5 AND SINGLE
FAMILY RESIDENTIAL DISTRICT R-1 AND FROM AGRICULTURAL -OPEN DISTRICT A-0 TO DUPLEX
RESIDENTIAL DISTRICT R-2 AND MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS IN
THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, January 12, 1978 on the question of rezoning certain areas within the
city limits.
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all those certain tracts or parcels of
land lying and being situated in the Crawford Burnett League in College Station,
Brazos County, Texas and being more particularly described as follows:
TRACT A
Commencing at a point in the most northerly corner of said Jones -Butler 75.15
acre tract, same being in the southeast right-of-way line of Christine Lane;
THENCE, S 45°00' W with the northwest
point where Bee Creek intersects said
as the Point of Beginning;
line of said Jones -Butler tract to a
property line, hereinafter referred to
THENCE, in an easterly direction following the meanders of Bee Creek to a point
in the common line between said Jones -Butler tract and the E. Kelly Parker 68.59
acre tract;
THENCE,N 45059' W, approximately 1900 feet to a point in the most northerly
corner of said Jones -Butler tract;
THENCE, S 45000' W with the northwest property line to the POINT OF BEGINNING
and containing 44.2 acres of land, more or less, from Apartment Building
District R-6 to Apartment Building District R-4.
TRACT B
A 17.02 acre tract or parcel of land lying and being situated in the Crawford
Burnett League,College Station, Brazos County, Texas and being a part of a
166.57 acre tract conveyed by John A. Vogler to College Station 17 Limited
by Deed recorded in Volume 331, Page 625 of the Deed Records of Brazos County,
Texas and being more particularly described as follows:
BEGINNING at a 1 1/4 inch iron pipe located at the intersection of Welsh
Avenue and the northwest line of the aforesaid 166.57 acre tract;
THENCE, S 33059'59" E with the said right-of-way line of Welsh Avenue a distance
of 1012.7 feet to a 1 1/4 inch iron pipe located in the northeast right-of-way
line of Southwest Parkway;
THENCE, S 57046'11" W with said right-of-way line of Southwest Parkway for a
distance of 714.2 feet to a 1 1/4 inch iron pipe in the Southwest Parkway
boundary fence of said 166.57 acre tract;
THENCE, N 45025'52" W with the southwest boundary of said 166.57 acre tract
for a distance of 848.46 feet to a 1 1/4 inch iron pipe at the west WOW

THENCE, N 45046'50" E a distance of 896.24 feet to the PLACE OF BEGINNING and
containing 17.0246 acres of land, more or less, from Apartment Building District
R-6 to Apartment Building District R-4.
TRACTS C & D
A 21.77 acre tract or parcel of land lying and being situated in the Crawford
Burnett League in College Station, Brazos County, Texas, being a part of that
82.75 acre tract conveyed to Area Progress Corporation by Deed recorded in
Volume 272, Page 442 of the Deed Records of Brazos County, Texas, and being
more particularly described as follows:
BEGINNING at the intersection of the northwest right-of-way line of F.M. 2818
and the southwest line of Welsh Avenue;
THENCE, along the southwest line of Welsh Avenue as follows:
N 27052'06" W 51.39 feet to the P.C. of a curve to the left (R=460'); along
the arc of said curve, the chord of which bears N 49°00'05" W 331.69 feet to
the P.T. of said curve; N 70*08104" W 415.25 feet to the P.C. of a curve to
the right (R=835.44'); along the arc of said curve, the chord of which bears
N 56001'15" W 407.43 feet to the P.T. of said curve; N 41°54'27" W 286.28
feet to the northwest line of the said Area Progress Corporation 82.75 acre tract;
THENCE, S 45028'23" W 459.36 feet along the northwest line of the said Area
Progress Corporation 82.75 acre tract;

THENCE, S 43051125" E 209.4 feet to a fence corner;
THENCE, S 45004'24" W 209.5 feet to a fence corner in the southwest line

THENCE, S 45039'06" E 926.36 feet along the southwest line of the said Area
Progress Corporation 82.75 acre tract to the northwest line of F.M. 2818;
THENCE, along the northwest line of F.M. 2818 as follows:
N 62004'48" E 248.98 feet; N 61°03'34" E 500.29 feet; N 62°07'54" E 199.60
feet to the PLACE OF BEGINNING and containing 21.77 acres of land, more or less,
from Apartment Building District R-6 to Single Family Residential District R-1.
TRACT E
A 9.72 acre tract or parcel of land lying and being situated in the Crawford
Burnett League, College Station, Brazos County, Texas, and being a part of a
36.182 acre tract and a 29.622 acre tract conveyed by Harold Franke, et.al.
to E. Kelly Parker, Trustee, described in the Deed recorded in Volume 328,
Page 326 of the Deed Records of Brazos County, Texas, and being more particularly
described as follows:
COMMENCING at the iron rod marking the north corner of the abovementioned 29.622
acre tract;
THENCE, S 45000'09" W along the northwest line of the abovementioned 29.622
acre tract for a distance of 703.68 feet to the PLACE OF BEGINNING of the herein
described tract of land in the center of a 15 foot wide sanitary sew e ehit�

THENCE, continuing S 45°00'09" W along a northwest line of the abovementioned
29.622 acre tract for a distance of 93.09 feet to an iron rod marking an interior
corner of the said 29.622 acre tract;
THENCE, N 35028'45" W along a northeast line of the abovementioned 29.622 acre
tract for a distance of 135.17 feet to an iron rod marking a north corner of the
said 29.622 acre tract;
THENCE, S 45010'11" W for a distance of 215.00 feet and corner in the center of
a creek;
THENCE, along the center of the creek through the abovementioned 29.622 acre
tract and the abovementioned 36.182 acre tract by the following courses:
S 38°20' E - 80 feet;
S 06°10' W - 152 feet;
S 26*23' E - 105 feet;
S 71*15' E - 50 feet;
S 35018' E - 90 feet;

S 26°18'09" E for a distance of 96.91 feet to the northwest right-of-way line
of Southwest Parkway;
S 07°26'50" W for a distance of 105.19 feet to the southeast right-of-way line
of Southwest Parkway;
THENCE, N 56057'06" E along the southeast right-of-way line of Southwest Parkway
for a distance of 806.56 feet to a point in a common line between the E. Kelly
Parker 23.86 acre tract specified in Ordinance No. 956 of the City of College
Station, Texas, and the E. Kelly Parker 24.49 acre tract specified in Ordinance
No. 958 of the City of College Station, Texas;
THENCE, N 43051'28" W along said common line for a distance of 773.79 feet to
the PLACE OF BEGINNING and containing 9.72 acres of land, more or less, from
Agricultural Open District A-0 to Duplex Residential District R-2.
TRACT F
A 14.06 acre tract or parcel of land lying and being situated in the Crawford
Burnett League, College Station, Brazos County, Texas, and being a part of a
36.182 acre tract and a 29.622 acre tract conveyed by Harold Franke, et.al.,
to E. Kelly Parker, Trustee, described in the Deed recorded in Volume 328, Page
326 of the Deed Records of Brazos County, Texas, and being more particularly
described as follows: q
BEGINNING at the iron rod marking the north corner of the abovementioned 29.622
acre tract;
THENCE, S 45000'09" W along the northwest line of the abovementioned 29.622
acre tract for a distance of 703.68 feet and corner in the center of a 15 foot
wide sanitary sewer easement;
THENCE S 43051'28" E along the said center of the 15 foot wide sanitary sewer
easement for a distance of 773.97 feet to a point in the southeast right-of-way
line of Southwest Parkway;
THENCE N 56057'06" E along the southeast line of Southwest Parkway for a

distance of 751.82 feet to a point in the northeast line of the 23.86 acre E. Kelly
Parker tract specified in Ordinance No. 956 of the City of College Station, Texas;
THENCE, S 46000'43" E along said northeast line of the E. Kelly Parker 23.86 acre
tract a distance of 929.47 feet to the PLACE OF BEGINNING and containing 14.06
acres of land, more or less, from Apartment Building District R-6 to Apartment
Building District R-5.
And, it is ordained that said changes shall be effective immediately.
