AN ORDINANCE AMENDING THE SUBDIVISION REGULATIONS ORDINANCE NO. 690
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
Ordinance No. 690 is hereby amended as follows:
Change Section 6-C.7.1 to read as follows:
6-C.7.1. -_When the preliminary plat is received by the City Planner, with subdivider's
application for approval and the filing fee, the City Planner will date, stamp and
sign all copies as received,returning one copy to the subdivider and immediately
distribute the other copies to City departments concerned.
Change Section 6-C.7.2 to read as follows:
6-C.7.2. The Planner will check the preliminary plat data, make an on -site inspection,
and transmit one copy of the plat to the Commission with approval or suggestions as to
modifications, additions or alterations of such to conform with the standards and
specifications contained or referred` -to -herein.
Change Section 6-C.7.3 to read as follows:
6-C.7.3. The applicant will be advised by the City Planner of the date set for
ale commission consideration.
Change Section 8-G.8 to read as follows:
8-G.8. Principal Streets on Master Plan: Where a subdivision embraces a Principal
Street as shown on the Master Plan of the City, such street shall be platted to
maintain continuity in the approximate location as shown, and of the type indicated.
In certain cases the City may have constructed a street through the area to be sub-
divided, in which case the subdivider shall develop the necessary street intersections
at his expense, in accordance with the requirements of this ordinance. The Planning
Commission may require that,where practical, residential lots adjacent to arterial
streets or parkways be platted or restricted so as to prevent driveway opening into
such streets.
Change Section 8-H.1 to read as follows:
8-H.1. Alleys may be required at the rear of all lots intended to be used for
business purposes and may be provided in residential areas.
Change Section 8-I.1 to read as follows:
8-I.1. Drainage Easements: Where a subdivision is traversed by a water course,
drainage way, natural channel or stream, there may be required a drainage easement or
right-of-way conforming substantially to the limits of such water course, plus addi-
tional width to accomodate future needs as determined by the City Engineer. No con-
struction (including fences) shall impede, constrict or block the flow of water in any

easement or natural watercourse. Such easement shall not be considered a part of
the lot area for purposes of minimum lot size requirements of the zoning ordi-
nance. Drainage easements may be used for utilities.
Change Section 8-K.1 to read as follows:
8-K.1. Side lot lines which make acute angles with front lot lines shall be
avoided where practical. In general, an arrangement placing adjacent lots at
right angles to each other shall be avoided.
Change Section 8-M.1 to read as follows:
8-M.1. Sidewalks of four (4) foot minimum width may be required on one or both
sides of arterial, parkway, commercial, or on any other streets as determined by
the Planning an Zoning Commission. Sidewalks shall be placed within the right-of-
way as determined by the City Engineer.
Change Section 8-P.1 to read as follows:
8-P.1. Drainage shall be provided to handle runoff as calculated, street inlets
for a 5-year rain, storm sewers for a 5-year rain, and bridges for a 25-year rain,
all as approved by the City Engineer. Water shall not be carried on the street
for a distance greater than a 5-year rain will overflow the curb. Drainage shall
be handled in natural stream channels insofar as practical. No construction shall
impede, constrict or block the flow of water in any natural or improved watercourse.
Change Section 8-Q.1 to read as follows:
8-Q.1. All utility lines that pass under streets or alleys shall be installed
before the street or alley is paved, with embedment, backfill and depths as
approved by the City Engineer, or the crossing shall be bored.
Change Section 9-C.1 to read as follows:
9-C.1. Where the City requires water pipe lines over and above the size required
for the subdivision and the same exceeds eight (8) inches in diameter, the City
will pay the extra cost of the pipe, price differential will be determined on the
basis of subdividers bid, inspected and approved by the City Engineer.
Change Section 9-D.1 to read as follows:
9-D.1. Where the City requires sanitary sewers of a size and depth over and above
the size required for the subdivision and the same exceeds eight (8) inches in
diameter, the City will pay the extra cost. The price differential will be deter-
mined on the basis of subdividers bid, inspected and approved by the City Engineer.
