AN ORDINANCE REZONING TWO PARCELS OF LAND TOTALING 37.232 ACRES
LOCATED IN THE ROBERT STEVENSON SURVEY, ABSTRACT NO. 54,. COLLEGE
STATION, BRAZOS COUNTY, TEXAS, GENERALLY LOCATED ALONG THE SOUTH
SIDE OF GRAHAM ROAD AT THE FUTURE EXTENSION OF VICTORIA AVENUE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
The following two tracts of property be rezoned from A-O Agricultural Open to R-1 Single
Family Residential:
Tract One: A 14.786 acre tract described by metes and bounds in "Exhibit A" and
shown graphically in "Exhibit C'.
Tract Two: A 22.446 acre tract described by metes and bounds in "Exhibit B" and
shown graphically in "Exhibit C".
A notice of the time and place, where and when said ordinance would be given a public hearing
and considered for final passage, was published in The Eagle, a daily newspaper of general
circulation in the Cities of Bryan and College Station, said publication being on Wednesday,
January 28, 1998, the same being at least fifteen (15) days prior to a public hearing to be held in
the Council Room ofthe City Hall in College Station, Texas, at 7:00 p.m., on Thursday, February
12, 1998, to permit the public to be heard prior to final consideration of this ordinance.

FIELD NOTE DESCRIPTION of a 14.786 Acres tract or parcel of land lying and being situated in the
ROBERT STEVENSON SURVEY, ABSTRACT NO. 54, Brazes County, Texas, and being the called A. S.
McSwaln, Sr., 15.1864 acres tract of land described in the Deed recorded in Volume 2147, Page 341, of the Official
Public Records of Real Properly of Brazes County, Texas, said 14 786 acres includes the 5.00 acres tract described
in the Deed recorded in Volume 2791, Page 117, of the Official Public Records of Brazes County, and the 9.786
acres tract describd in the Deed recorded in Volume 2791, Page 107, of the Official Pubic Records of Brazes
County, said 14.786 Acres tract being more particularly described as follows:
BEGIaNNING at a 3/4-inch pipe found marking the east corner of thc called 15.1864 acres tract, said pipe marlong
the south corner of the Milan Powers 49.026 acres tract described in the Deed recorded in Volume 2466, Page 313,
of the Official Public Records of Real Property of Brazes County, Texas said pipe being located in the north line of
the called A. S. McSwain 107 acres tract described in the Deed recorded in Volume 90, Page 116, Deed Records of
Brazes County, Texas, as said 107 acres tract is now remaining and marked on-the-ground, said pipe marking the
east corner of the said 5.00 acres Tract I out of the called 15.1864 acres tract;
THENCE N. 44° 37' 41" W. also being thc northeast line of thc called 15.1864 acres tract, same being the
northeast line of the 5.00 Acres Tract I and the 9.786 Acres Tract 2 out of the called 15.1864 acres tract, same
being the southwest line of the Milan Powers 49.026 acres tract, for a distance of 2.071.35 feet to a 3/4-inch iron
ptpe found for corner in the fence found marking the southeast right-of-way line of Graham Road (70-feet R/W);
THENCK S. 45° 23' 46" W. Along the fence found marking the southeast right-of-way line of Graham Road,
also across the called 15.1864 acres tract and along the northwest line of the 9.786 Acres Tract I for a distance of
312.81 feet to a l/2-inch iron rod set for corner in the southwest line of the called 15.1864 acres tract, said iron rod
n:tarking the west corner of the 9.786 Acres Tract 1;
THENCE S. 44° 43' 56" E. along the southwest line of the called 15.1864 acres tract, same being the southwest
line of the 9.786 Tract 2 and of the 5.00 Tract 1, for a distance of 2,071.48 feet to a IR-inch iron rod set for
comer;,
TI~ENCE N. 45° 22' 19" E. along the southeast line of the called 15.1864 acres tract, same being the southeast
line of the 5.00 Acres Tract 1, for a distance of 309.04 feet to thc PLACE OF BEGINNING containing 14.786

S. McSwain 107 acres tract of land described in the Deed recorded in Volume 90, Page 116, of the Deed Records
of Brazos County, Texas, said 22.446 acres includes thc 8.351 acres tract described in thc Deed recorded in
Volume 2791, Page 96, of the Official Public Records of Brazos Count)', and the 14.095 acres tract describd in thc
Deed recorded in Volume 2791, Page 85, of the Official Pubic Records of Brazos County, said 22.446 Acres tract
being more particularly described as follows:
BEGINNING at a l/2-inch iron rod set for comer marking the south corner of the A. S. McSwain, Jr., called
15.1864 acres tract described in the Deed recorded in Volume 2147, Page 341, of the Official Public Records of
Brazes County, Texas (surveyed to be a 14.786 acres tract), ~aid iron rod marking the south comer of a 5.00 Acres
