AN ORDINANCE RRzONING TItREE PARCELS OF LAND TOTALING 18.58 ACRES
LOCATED IN THE MORGAN RECTOR SURVEY, ABSTRACT NO. 46,. COLLEGE
STATION, BRAZOS COUNTY, TEXAS, AND BEING PART OF A 23.33 ACRE TRACT
DESCRIBED IN THE DEED FROM HUGO HAROLD KRENEK TO JOHN BEN
CARRABBA, JR., RECORDED IN VOLUME 470, PAGE 334, OF THE DF. ED RECORDS OF
BRAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
The following three tracts of property be rezoned as described:
Tract One: A 1.00 acre tract described by metes and bounds in "Exhibit A" and shown
graphically in "Exhibit D". Tract One is zoned C-NNeighborhood Commercial.
Tract Two: A 5.637 acre tract described by metes and bounds in "Exhibit B" and
shown graphically in "Exhibit D". Tract Two is zoned R-2 Duplexes.
Tract Three: A 11.949 acre tract described by metes and bounds in "Exhibit C" and
shown graphically in "Exhibit D". Tract Three is zoned R-5 Medium Density
Apartments.
A notice of the time and place, where and when said ordinance would be given a public hearing
and considered for final passage, was published in The Eagle, a daily newspaper of general
circulation in the Cities of Bryan and College Station, said publication being on Wednesday,
November 26, 1997, the same being at least fifteen (15) days prior to a public hearing to be held
in the Council Room of the City Hall in College Station, Texas, at 7:00 p.m., on Thursday,
December 11, 1997, to permit the public to be heard prior to final consideration of this ordinance.

COMMENCING at the ½" iron rod set at the north corner of Lot 1, Block
D, Ashford Square Subdivision according to the Plat recorded in Volume 590,
Page 269, of the Deed Records of Brazos County, Texas;
THENCE N 42° 04' 48" E along the southeast right-of-way line of
Southwest Parkway (80' right-of-way) for a distance of 408.37 feet to a ½" iron
rod set;
THENCE N 45° 53' 57" E along the proposed widening of Southwest
Parkway, for a distance of 23.29 feet to a ½" iron rod set at the PLACE OF
BEGINNING of this description;
THENCE along the proposed widening of Southwest Parkway as follows:

85.00 feet to a ½" iron rod set at the beginning
of a transitional curve from Southwest Parkway

the Deed Records of Brazos County, Texas, and being more particularly described
as follows:
BEGINNING at the ~" iron rod found marking the common corner between
the beforementioned 23.33 acre tract and the west corner of the Southwest
Crossing, according to the plat recorded in Volume 523, Page 433, of the Deed
Records of Brazos County, Texas, in the southeast right-of-way line of Southwest
Parkway;
THENCE S 47° 44' 01" E along the common line between the
beforementioned 23.33 acre tract and Southwest Crossing, for a distance of
735.86 feet to a ]G" iron rod found marking the common corner between the
23.33 acre tract and Block 1, Southwest Crossing, said corner being in the
northwest line of a 5.989 acre tract described in the deed to Ludwig M.
Schwelnfurth, recorded in Volume 442, Page 324;
THENCE along the common line between the beforementioned 23.33 acre
