AN ORDINANCE VACATING AND ABANDONING A 3 097 ACRE TRACT, BEING THE
PUBLIC RIGHT-OF-WAY FOR NORTH GRAHAM ROAD, LOCATED ALONG THE
CRAWFORD BURNETT LEAGUE, A-7 AND ROBERT STEPHENSON SURVEY, A-54
LEAGUE LINES, IN THE CITY OF COLLEGE STATION, BRAZOS COUNTY, TEXAS
BETWEEN WELLBORN ROAD AND VICTORIA AVENUE.
WHEREAS, the City of College Station has received an Application for the Abandonmem of a
3.097 acre tract, being the public right-of-way for North Graham Road, located along the
Crawford Bumett League, A-7 and Robert Stephenson Survey, A-54 League lines, in the City of
College Station, Brazos County, Texas between Wellborn Road and Victoria Avenue, said public
right-of-way being more particularly described in Exhibit "A" attached hereto; and
WHEREAS, on January 18, 1993, the City of College Station entered into a development
agreement with Begonia Corporation in which the City agreed to abandon North Graham Road
between Victoria Avenue and Wellborn Road as part of the Edelweiss Subdivision Master Plan;
WHEREAS, on June 11, 1998, the City Council of the City of College Station, Texas heard the
application from Begonia Corporation for the vacation and abandonment of North Graham Road
between Victoria Avenue and Wellborn Road in the City of College Station, Brazos County;
NOW, THEREFORE, be it ordained by the City Council of the City of College Station, Texas,
that the public right-of-way for North Graham Road, located along the Crawford Bumett League,
A-7 and Robert Stephenson Survey, A-54 League lines, in the City of College Station, Brazos
County, Texas between Wellborn Road and Victoria Avenue, being more particularly described in
Exhibit "A" attached hereto, be abandoned and vacated.

Being oil that certain tract or parcel of lend lying and being situated in the CRAViF'ORD BURNEI"r
LEAOUE, A-7 end the ROBERT STEPHENSON SURVEY, A-54 In College Station, Brazes County, Texas
and being oil of the fenced right-of-way of a road commonly known as North Graham Rood extending from
the northeast right-of-way line of F.M. 2154 (Wellborn Rood) to the oouthwest line of Victoria Avenue and
being more particularly described by metes and bounds as follows:
BEGINNING: at o found 1/2-Inch Iron rod marking the northeaot corner of Lot 1, Block 'A' of Devonshire,
Phase One Addition os recorded in Volume 1986, Page 157 of the Official Records of Brazes County
(O.R.B.C.), said corner else marking the Intersection of the southwest right-of-way line of Victoria Avenue
(based o~ the 70-feat width described In Volume 1054, Page `375) end the northwest line of the
beforomentloned North Graham Rood right-of-way;
THENCE:: S 45* 31' 33' E along the southwest line of Victoria Avenue for a distance of 96.08 feet to o
found 1/2-Inch iron rod marking the north comer of Edelweiss Eototes. Phase 4-A Addition as recorded In
Volume 2586, Pegs `33° sold iron rod also marking the interoectlon of the southeast fenced line of sold North
Graham Road right-of-way;
THENCE: along sold southeast line of North Graham Road for the following four (4) calls:
1. S 59* 01' 49' W for a distance of .39.45 feet to o set 1/2-inch iron rod,
2. S 45* 12' 0.3' W for o distance of 561.08 feet to a set 1/2-Inch iron rod,
3. S 41' 56' 17' W for o distance of 1.549.71 feet to a fence corner marking the north corner

Brazes County, Deed Records and
4. S 40* 55' 29'W along the northwest line of ooid Fedora tract for o distance of 248.98 feet
to o fence corner at the intersection of said North Graham Rood line and the northeast right-of-
way line of F.M. 2154 (Wellborn Rood);

of 05g.01 feet to o found 1/2-inch iron rod marking the south corner of Edelweiss Avenue (based on a 60-foot
width os described In the Edelweiss Estates, Phase Eight plot recorded In Volume 2900, Page 119, O.R.B.C.);
