AN ORDINANCE REZONING A TRACT OF LAND TOTALING 3.378 ACRES, BEING
SITUATED IN THE RICHARD CARTER LEAGUE, ABSTRACT NO. 8, AND BEING A
PORTION OF THE SAME 34.13 ACRE TRACT CONVEYED TO REGENCY PARKWAY,
INC. AS RECORDED IN VOLUME 1082, PAGE 337 OF THE OFFICIAL RECORDS OF
BRAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:

That the City of College Station Zoning Ordinance #1638, more specifically the
Official Zoning Map, be amended as set out in Exhibits "A", "B", and "C" attached
hereto and made a part of this ordinance for all purposes.
That if any provisions of any section of this ordinance shall be held to be void or
unconstitutional, such holding shall in no way effect the validity of the remaining
provisions or sections of this ordinance, which shall remain in full force and effect.
That any person, firm or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00). Each day such violation shall continue or be
permitted to continue, shall be deemed a separate offense. Said Ordinance, being a
penal ordinance, becomes effective ten (10) days after its date of passage by the City
Council, as provided by Section 35 of the Charter of the City of College Station.

That the Official Zoning Map of the City of College Station, and part of Zoning Ordinance
#1638, is hereby amended as follows:
The following property is rezoned from R-1 Single Family Residential to C-2
Commercial Industrial:
A 3.378 acre tract described by metes and bounds in the attached Exhibit "B" and
shown graphically in Exhibit "C", being a portion of the 34.13 acre tract conveyed to
Regency Park~,ay, Inc. and being situated in the Richard Carter League, Abstract No.
8, as recorded in Volume 1082, Page 337 of the Official Records of Brazos Count),,
Texas.

COLLEGE STATION, BRAZOS COUNTY, TEXAS
Metes and bounds description of all that certain 3.378 acre tract or parcel of land lying and being situated
in the Richard Carter League, Abstract No. 8, College Station, Brazos County, Texas, and being a portion
out of the remainder of that same 34.13 acre tract conveyed to Regency Parkway, Inc., as described by
deed recorded in VOLUME 1082, PAGE 337 of the Official Records of Brazos County, Texas, said
3.378 acre tract being more particularly described as follows:
BEGINNING at a point for the east comer of High Ridge Subdivision as depicted by plat recorded in
VOLUME 1878, PAGE 53 of said Official Records, and being also the north comer of Lot 1, Block One,
Gateway Park, as depicted by plat recorded in VOLUME 2046, PAGE 259, of said Official Records.
THENCE N 55°12'08'' W - 1001.12 feet with the northeast line of said High Ridge Subdivision to a
point for the north comer of said subdivision, and lying also in the southwest line of Greensworld
Subdivision, Phase I, as depicted by plat recorded in VOLUME 1292, PAGE 209 of said Official
Records;
THENCE N 75° 58'06" E - 61.43 feet with said southwest line to a point for angle point;
THENCE S 84°17'0 I"E - 164.85 feet across said remainder tract to a point for angle point;
THENCE S 75° 35' 03" E - 211.07 feet across said tract to a point for comer;
THENCE S 28° 03' 07" E - 348.39 feet across said tract to a point for comer;
THENCE N 75° 22' 20" E - 205.00 feet across said tract to a point for comer;
TI-W~NCE S 83° 42' 53" E - 242.34 feet across said tract to a point for comer in the southeast line of said
34.13 acre tract;
THENCE S 41° 38' 57" W - 314.53 feet with said line to the PLACE OF BEGINNING, and
containing 3.378 acres of land.
