AN ORDINANCE REZONING ONE TRACT OF LAND TOTALING 5.077 ACRES IN THE
CRAWFORD BURNETT LEAGUE ABSTRACT NO. 7. AS RECORDED IN VOLUME 682,
PAGE 672 OF THE OFFICIAL RECORDS OF BRAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1:
That the City of College Station Zoning Ordinance //1638, more specifically the
Official Zoning Map, be amended as set out in Exhibits "A", "B", and "C', attached
hereto and made a part of this ordinance for all purposes.
PART 2:
That if any provisions of any section of this ordinance shall be held to be void or
unconstitutional, such holding shall in no way effect the validity of the remaining
provisions or sections of this ordinance, which shall remain in full force and effect.
PART 3:
That any person, firm or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00). Each day such violation shall continue or be
permitted to continue, shall be deemed a separate offense. Said Ordinance, being a
penal ordinance, becomes effective ten (10) from the date of it's passage by the City
Council, as provided by Section 35 of the Charter of the City of College Station.

That the Official Zoning Map of the City of College Station, and part of Zoning Ordinance
# 1638, is hereby amended as follows:
The following tract of land is rezoned from R-1 Single Family Residential to R-2
Duplex Residential:
Block 1 consisting of 5. 077 acres described by metes and bounds in the attached Exhibit
"B "; and shown graphically in Exhibit "C", and recorded in Volume 682, Page 672 of
the Official Records of Brazos County, Texas.

All that certain lot, tract or parcel of land being 5.077 acres situated in the CRAWFORD
' BURNETT LEAGUE, Abstract No. 7, Brazos County, Texas, and being a part of that
certain Called 7.16 acre tract as described in deed from Arapaho Ltd. to Osage Limited,
of record in Volume 682, Page 672, Deed/Official Records of Brazos County, Texas,
said 5.077 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2" Iron Rod set for the southwest corner, said corner being located
on the east line of Lot 1, Block One, Walden Pond Townhomes as described in Volume
669, Page 661, said corner being N 3 ° 44' 58 "W - 100.00 feet and N 1 ° 39' 23 "W a
distance of 140.63 feet from a 1/2' Iron Rod found for the southwest corner of said

THENCE continuing along the east line of said Lot 1 around a curve in a clockwise
direction having a delta angle of 01 ° 45' 37 ", an arc distance of 59.16 feet, a radius of
1925.53 feet, and a chord of N 1 ° 18' 59" E, a distance of 59.15 feet to a 1/2" Iron Rod
found for the point of tangency of said curve;
THENCE N 2 ° 11 ' 47" E, continuing along the east line of said Lot 1 a distance of
551.19 feet to a 112" Iron Rod found for an interior corner, said corner being an exterior
corner of said Lot 1;
THENCE N 47 ° 49' 46 "W, along the northeast line of said Lot 1 a distance of 53.28
feet to a 1/2" Iron Rod found in the south right-of-way line of Southwest Parkway for the
northwest corner, said comer being a northeast corner of said Lot 1;
THENCE along the south right-of-way line of said Southwest Parkway around a curve in
a counterclockwise direction having a delta angle of 26 ° 22' 31 ", an arc distance of
384.38 feet, a radius of 835.00 feet, and a chord of S 77 ° 39' 49" E, a distance of
381.00 feet to a 1/2" Iron Rod found for the point of tangency of said curve;
THENCE N 89 ° 09' 00" E, continuing along said south right-of-way line a distance of
7.20 feet to a 112" Iron Rod found for the point of curvature of said right-of-way line;
THENCE continu!ng along said right-of-way line around a curve in a clockwise direction
having a delta angle of 90 ° 00° 00 ", an arc distance of 39.21 feet, a radius of 24.96
feet, and a chord of S 45 ° 51 ' 00" E, a distance of 35.30 feet to a 1/2" Iron Rod found
for the point of tangency of said curve, said corner being in the west right-of-way line of
said Holleman Drive;
THENCE S 0 ° 51 ' 00" E, along the west right-of-way line of said Holleman Drive a
distance of 534.00 feet to a 1/2' Iron Rod set for the southeast corner, said corner being
the northeast corner of said Proposed Block 2;
THENCE S 89 ° 09 ' O0 "W, along the common line between said Block 1 and said
Block 2 of the Legacy Addition No. 1, a distance of 395.59 feet to the PLACE OF
BEGINNING AND CONTAINING AN AREA OF 5.077 ACRES OF LAND MORE OR
