AN ORDINANCE AMENDING CHAPTER 12, "ZONING", SECTION I, "ESTABLISHMENT
OF DISTRICTS, PROVISION FOR AN OFFICIAL ZONING MAP", OF THE CODE OF
ORDINANCES OF THE CITY OF COLLEGE STATION, TEXAS, BY CHANGING THE
ZONING DISTRICT BOUNDARIES AFFECTING CERTAIN PROPERTIES AS
DESCRIBED BELOW; DECLARING A PENALTY, AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1:
That Chapter 12, "Zoning", Section I, "Establishment of Districts, Provisions For An
Official Zoning Map", of the Code of Ordinances of the City of College Station,
Texas, be mended as set out in Exhibit "A", attached hereto and made a part of this
ordinance for all purposes.
PART 2:
That any person, firm or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00). Each day such violation shall continue or be permitted
to continue, shall be deemed a separate offense. Said Ordinance, being a penal
ordinance, becomes effective ten (10) days after its date of passage by the City
Council, as provided by Section 35 of the Charter of the City of College Station.

EXHIBIT "A"
That the Official Zoning Map of the City of College Station, Section I, "Establishment of
Districts, Provisions For An Official Zoning Map", of Chapter 12, "Zoning", is hereby amended as
follows:
The following property is rezoned from A-O Agricultural-Open to R-1 Single Family
Residential, R-3 Townhouse, M-I Planned Industrial, R&D Research & developmem
and Light Industry.
87.3339 acres being all that certain tract or parcel of land lying and being situated m
the Robert Stevenson League, Abstract No. 54 itt College Station, Bravos County,
Texas, and being part of the 100 acre tract conveyed to Donald F. Carroll by deed
recorded in Volume 147, Page 514 of the Deed Records of Bravos County, Texas and
being more particularly described in the attached Exhibit "B," "D," and shown
graphically in Exhibit "C. "
CONDITIONS:
1. A 40' buffer with three canopy trees on each lot should be required between the
existing M-2 and the proposed R-1.
2. A 40' buffer should be required between the M-1 and the R-1. This buffer should be
20' on either property and should also have three canopy threes on each residemial lot
as well as additional landscaping on the industrial site to R&D minimum standards.
3. A condition of the rezoning of the 3.3855 tract to R&D should be that the street
connection to Graham must be made by the developer, thus allowing access to this
industrial site without going through a residential area.
4. A condition of the rezoning of the 1.2879 tract to M-1 should be that primary access
should not be allowed through a residential area.
