1. THE BEARING SYSTEM SHOWN HEREON IS REFERRED TO THE NAD-83 TEXAS STATE PLANE
COORDINATE SYSTEM LAMBERT PROJECTION, CENTRAL ZONE, AND AS MONUMENTED ON THE
GROUND.
2. THE PROPOSED BUILDING SETBACK LINE REQUIREMENTS FOR CASTLEGATE SUBDIVISION, SECTION
8 ARE AS FOLLOWS: 20' FRONT, 20' REAR, 15' SIDE STREET AND 5' SIDE UNLESS THE
STRUCTURE IS CONSTRUCTED ON THE LOT LINE (ZERO LOT LINE), THEN THE SIDE SETBACK WILL
BE 10' ON THE OTHER LOT LINE. THE BUILDING SEPARATION DISTANCE WILL NOT BE LESS THAN

3. THIS PROPERTY IS CURRENTLY ZONED PLANNED DEVELOPMENT DISTRICT HOUSING (PDD-H).
4. THE TOPOGRAPHY SHOWN IS FROM AERIAL MAPPING DEVELOPED IN 1994 FOR THE CITY OF
COLLEGE STATION.
5. A PORTION OF THIS TRACT IS WITHIN A SPECIAL FLOOD HAZARD AREA ACCORDING TO THE
FEDERAL INSURANCE RATE MAP (F.I.R.M.), COMMUNITY PANEL NO. 48041CO205 D, EFFECTIVE DATE
2-9-2000.
6. STRUCTURES CONSTRUCTED ON LOTS WHICH ARE PARTIALLY IN THE LIMITS OF THE 100-YEAR
FLOODPLAIN SHALL HAVE A MINIMUM FIRST FLOOR ELEVATION AT LEAST 3' ABOVE THE
ESTABLISHED BASE FLOOD ELEVATION (BFE). AN ELEVATION CERTIFICATE WILL BE REQUIRED AT THE
TIME OF CONSTRUCTION IN ORDER TO ENSURE COMPLIANCE.
7. CURVE LENGTHS SHOWN ALONG THE BOUNDARY OR RIGHT-OF-WAY LINES ARE ARC LENGTHS.
8. STORM WATER RUNOFF DETENTION WILL BE PROVIDED BY AN OFFSITE DETENTION POND
LOCATED ON THE CROWLEY TRACT.
9. THE SPEED LIMIT FOR THE STREETS IS PROPOSED TO BE 20 MPH.
10. PARKING WILL BE ALLOWED ON ONE SIDE OF THE STREET ONLY. NO ON -STREET PARKING
WILL BE ALLOWED ADJACENT TO COMMON AREA NO. 4 OR IN THE BULBS OF THE CUL-DE-SACS.
11. NO SIDEWALKS ARE PROPOSED FOR THE INTERIOR OF THIS SECTION OF THE CASTLEGATE
SUBDIVISION. THE 8' WIDE CONCRETE PATHWAY ALONG CASTLEGATE DRIVE SHALL BE CONSTRUCTED
PRIOR TO THE FILING OF THE FINAL PLAT FOR THIS SECTION.
12. THE STREET PAVEMENT WILL BE EITHER PORTLAND CEMENT CONCRETE OR
ASPHALTIC CONCRETE SURFACE.
13. COMMON AREA NO. 1 IS A PRIVATE STREET RIGHT-OF-WAY AND ITS ENTIRE AREA SHALL BE
CONSIDERED A PUBLIC UTILITY EASEMENT.
14. THIS SUBDIVISION IS PROPOSED TO BE A GATED COMMUNITY. THE GATED` ENTRY,
HOMEOWNERS ASSOCIATION AND MAINTENANCE OF THE STREETS WILL BE IN ACCORDANCE WITH
SECTION 8-W, GATING OF ROADWAYS, OF THE CITY OF COLLEGE STATION SUBDIVISION
REGULATIONS.
15. MAINTENANCE OF ALL AREAS DESIGNATED AS "COMMON AREAS" WILL BE THE RESPONSIBILITY
OF THE HOMEOWNERS ASSOCIATION.
16. LOTS 27, 28 AND 29 SHALL HAVE ACCESS OFF OF VELENCIA COURT ONLY.
17. THE MINIMUM LOT AREA FOR THIS SECTION OF THE CASTLEGATE SUBDIVISION SHALL BE 5,500
SQUARE FEET.
18. SUBDIVISION ELECTRICAL SERVICE:
A. THE DEVELOPER INSTALLS CONDUIT PER CITY SPECIFICATIONS AND
DESIGN.
B. THE DEVELOPER IS RESPONSIBLE FOR PROVIDING EASEMENTS TO
COVER ALL PRIMARY ELECTRIC SERVICE AND EQUIPMENT.
C. THE DEVELOPER IS RESPONSIBLE FOR PROVIDING AND INSTALLING
