GENERAL NOTES:
1. According to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated
Areas, Map Number 48041 CO215 C, Panel No. 0215C, effective July 2, 1992, the property
does not lie within the 100 year floodplain.
2. Existing Ground Contour Information was obtained from two U. S. Geological Survey
(USGS) quadrangle topographic maps: the Wellborn, Texas Quadrangle, 7.5 Minute Series,
1961 (Photorevised 1980); and the Clay, Texas Quadrangle, 7.5 Minute Series, 1959
(Photorevised 1980). The 2 ft. contour interval was obtained by interpolation between the 10
ft. contour intervals shown on the USGS maps and will be verified by a later "on -ground"
topographic survey.
3. Minimum building setback requirements are as defined by current edition of the brazos
county subdivision and development regulations. There is a minimum 25' building setback
line adjacent to all public rights -of -way unless a greater distance is called out in the deed
restrictions.
4. This development is currently in the Bryan, Texas Utilities Service Territory.
5. Water service will be supplied by the Wellborn Special Utility District.
6. Sanitary sewer service will be by on -site sanitary sewer facilities (OSSFs). All lots served
by an on -site sewage facility (ossf) must comply with county and state OSSF regulations.
All OSSF construction must have an "authorization to construct" permit issued by the
brazos county health department. This permit ensures compliance with the county order
adopted by the commissioners court of brazos county, pursuant to the provisions of section
21.084 of the Texas Water Code.

7. All lots will be required to have a site/soil evaluation on file with the brazos county health i I 1
department before on -site sewage facility may be constructed.
8. All roadway sections will be 24' wide with 1 1/2" HMAC, 6" base and 6" stabilized
subgrade with open side ditched.
9. Public Utility Easement Requirements are as follows:
