Being all of that certain tract or parcel of land lying and being situated in the MORGAN RECTOR
LEAGUE, A - 46, College Station. Brazos County, Texas and being all of that 8.00 acre tract of land conveyed to
Andrew D. Difiore, Trustee, by Roger R. Davidson, Trustee, recorded in Volume 949 page 729, Official Records of
Brazos County, Texas and a part of the S.W. Equity 13.5 Acre Tract recorded in Volume 1128 page 574 of the
Official Records of Brazos County Texas and being mo,e particularly described as follows:
BEGINNING: at a 1/2" iron rod found at the south corner of said 8.49 acre tract, same being in the northwest line of
Pooh's Park Subdivision (317/618); also being the east comer of the Don R. Dale 6.03 acre tract (275/113);
TIIENCE: N 4703318" W - 347.31 feet along the common line between said 8.49 acre tract and said Don Dale tract
to a 1/2" iron rod found for corner, same being the south corner of the Lacour Investments 12.18 acre tract (398n68);
THENCE: N 42009'43" E along the common line of said 8.49 Acre Tract and said Lacour Investments Tract at
852.65 feet passing a 12" iron rod found for the north corner of the said original 8.00 Acre Tract and most easterly
corner of said Lacour Investments tract. also on the Southwest line of a called 13.5 Acre Tract conveyed to S.W.
Equity recorded in Volume 1137 page 574 and Volume 1128 page 713 of the Official Records of Brazos County, then
continue into said S.W. Equity tract for a total distance of 897.67 feet to a 12" iron rod set for the most northerly
corner of this 8.49 Acre Tract;
THENCE: S 49°33'44" E - 463.16 feet through said S.W. Equity tract to a 12" iron rod set for the east corner of said
8.49 Acre Tract, same being in the northwest right-of-way line of Holleman Drive;
THENCE: S 41°31'31" W along the said Holleman Drive Line at 45.01 feet passing a 1/2" iron rod found for the east
corner of the original 8.00 Acre Tract. same being the most southerly comer of said S.W. Equity Tract, then continue
for a total distance of 456.76 feet to a 12" iron rod found at the beginning of a curve to right;
THENCE: 38.83 feet around said curve to the right on said Holleman Drive line with a central angle of 88059'18"
Rt., a radius of 25.00 feet and whose chord bears S 86000'49" W - 35.04 feet to a 12" iron rod set for corner in the
northeast right-of-way line of Lassie Lane;
THENCE: N 49°29'53" W - 101.25 feet along said Lassie Lane line to a 12" iron rod set for corner,
T! IENCE: S 41 *3 F31" W - 428.41 feet across the end of Lassie Lane and along the common line between said 8.49
acre tract and Block 4 of Pooh's Park Subdivision Section One (314/618) to the PLACE OF BEGINNING; and
containing 8.49 acres of land, more of less, according to a survey made on the ground under the supervision of Donald
D. Garrett, Registered Professional Land Surveyor, No. 2972 in June, 1994.
