All that certain tract or parcel of land lying and being situated in the Richard Carter League,
Abstract No. 8, in College Station, Brazos County, Texas, being an L-shaped strip of land
through Lot 6A of the Resubdivision of Lots 6, 7 -Block 1 Cooner Addition as described by plat
recorded in Volume 1887, Page 239 of the Official Public Records of Brazos County, Texas, 10
feet in width along the southeast boundary of Lot 6A and 5 feet in width along its southwest
boundary, and being more particularly described as follows;
Beginning at a 1/2" iron rod found at the west comer of said Lot 6A, also being a comer of Lot 1,
Block One of the Spartan "8" Subdivision as described by plat recorded in Volume 2017, Page
241 of the Official Public Records of Brazos County, Texas, from where City of College Station
GPS control monument no. 122 bears N 63° 05' 08" E -2334.8 feet.
Thence S 47° 30' 20" E -99.46 feet, along a common line of the said Lot 6A and said Lot 1, to
the south comer of Lot 6A and this easement tract;
Thence N 42° 43' 56" E -64.81 feet, along the southeast boundary of said Lot 6A and northwest
line of Cooner Street, to an angle point at or near the former comer of Lot 6 and Lot 7 of The
Cooner Addition as described by plat recorded in Volume 102, Page 151 of the Deed Records of
Brazos County, Texas;
Thence N 42 ° 23' 27" E -65 .15 feet, continuing along the southeast boundary of said Lot 6A
and northwest line of Cooner Street, to the most easterly comer of this described easement tract
at the most southerly comer of the existing 1 O' Public Utility Easement along the northeast
boundary of Lot 6A as described on said resubdivision plat;
Thence N 47° 30' 20" W -10.00 feet, through said Lot 6A and along the southwest line of the
said existing 10' P.U.E., to the most northerly comer of this described easement tract;
Thence S 42° 23' 27" W -65.14 feet, through said Lot 6A parallel and 10 feet northwest of its
southeast boundary and northwest line of Cooner Street, to an angle point;

Thence S 42° 43' 56" W -59.82 feet, continuing through said Lot 6A parallel and 10 feet
northwest of its southeast line and northwest line of Cooner Street, to an inside comer of this
described easement tract;
Thence N 47° 30' 20" W -89.47 feet, through said Lot 6A parallel and 5 feet northeast of its
southwest line, to a comer of this described easement tract on the northwest line of Lot 6a from
where a 1/2" iron rod found at or near an east comer of the said Spartan "8" Subdivision bears
N 41 ° 28' 08" E -18.38 feet;
Thence S 42° 33' 40" W -5.00 feet, along the northwest line of said Lot 6A, to the Point of
Beginning and containing 17 4 7 square feet of land more or less.
Bearings are Texas State Plane, Central Zone NAD83
(CORS) datum, based on City of College Station GPS
control monument no. 110 and 122 (N 51 ° 47' 13" E).
