ZONING BOARD OF ADJUSTMENT
Regular Meeting

MEMBERS PRESENT : Chairman Keith Roberts, Randal Allison , Jeff Mazzolini , and
Sherri Echols
STAFF PRESENT : Molly Hitchcock, John Haislet, Laura Gray, and Kristen Hejny
AGENDA ITEM NO . 1 : Call to Order.
Chairman Roberts called the meeting to order at 6 : 14 p . m .
AGENDA ITEM NO . 2 : Presentation , possible action , and discussion regarding meeting
minutes from April 3 , 2018 .
This item was removed from the agenda .
AGENDA ITEM NO . 3 : Presentation , possible action and discussion regarding absence
requests .

Board Member Mazzolini motioned to approve the absence requests . Board Member Echols
seconded the motion , which passed (4 - 0 ) .
AGENDA ITEM NO . 4 : Discussion of approved Administrative Adjustments .

Reduction (LH)
There was no discussion .
AGENDA ITEM NO . 5 : Public hearing , to consider a variance to the Unified
Development Ordinance (UDO) Section 5 .2 Residential Dimensional Standards to allow for
a 5 -foot reduction (14 .28 % ) to the minimum 35 -foot lot width per dwelling unit as required
in the D Duplex Zoning District dimensional standards . The request allows for the
construction of a duplex with a minimum lot width of 30 -feet per dwelling unit (total lot
width of 60 -feet) with front yard parking at 204 Luther Street, College Station , Texas .
Laura Gray , Staff Planner, presented the staff report and stated that the applicant is requesting
variance of five feet to the minimum 35 -foot lot width per dwelling unit.
Chairman Roberts opened the public hearing .
Charles Harris , Applicant, 307 Greenway Drive , Bryan , was available to present this case to
the Board .
Joe Schultz , Schultz Engineering, 911 Southwest Parkway, College Station , was available to
answer questions regarding parking and setbacks on the lot.
Chairman Roberts closed the public hearing .
There was general discussion amongst the Board .
Chairman Roberts motioned to approve the variance for enjoyment of a substantial property right .
Board Member Echols seconded the motion, which passed (4 - 0) .
AGENDA ITEM NO . 6 : Discussion and possible action on future agenda items - A
member may inquire about a subject for which notice has not been given . A statement
of specific factual information or the recitation of existing policy may be given . Any
deliberation shall be limited to a proposal to place the subject on an agenda for a subsequent
meeting.
There was no discussion .

RECOMMENDED FORMAT FOR POSITIVE MOTION
I move to authorize the variance (s) of a 5 (five) feet reduction to the minimum lot width
per dwelling unit (dimension, percent,
number, etc . ) to Section 5 . 2 of the Unified Development Ordinance
regarding (building setback, signs , lot dimension, etc . ) as it will not be contrary to the
to the public interest, due to the following special condition(s) :
