MINUTES
110 Planning and Zoning Commission Meeting
April 7, 1975
7:00 P.M.
MEMBERS PRESENT: Chairman John Longley; Commissioners James Wallace, Ed Miller,
Tom Chaney, Barney Stevenson, George Boyett, M. R. Calliham;
Council Liaison Don Dale; Assistant Director of Public Works George
Ford; City Planner Bill Koehler.
MEMBERS ABSENT: None.
VISITORS PRESENT: See guest register.
The meeting was called to order at 7:00 P.M.
Agenda Item No. 1 -- Approval of the minutes of the meeting of March 17, 1975.
Commissioner Chaney moved that the minutes be approved. The motion was
seconded by Commissioner Calliham and unanimously approved.
Agenda Item No. 2 -- Hear visitors. No one spoke.
Agenda Item No. 3 -- Consideration of housing unit construction plans for Planned
Unit Developments. City Planner Koehler explained that the Building Official needed
to know how much deviation could be allowed from the plans approved with the planned
unit developments.
II/1 Mr. J. W. Wood stated that there was no change of lot lines or easement locations in
his development, but he expected any succeeding owner to be free to change individual
building plans within the criteria of a P.U.D. No. 1 district. He pointed out that
he remains on the architectural control committee and intends to continue a consistent
style throughout the project. He suggested that Floor Area Ratio data be submitted with
plans for any building permit. Mr. Tony Jones stated that his intention in Post
Oak Forest was not to change site plans, but to change floor plans and interior
detailing.
Commissioners Boyett and Calliham stated that the intention at the time of original
approval was to have sufficient information to see that the provisions of paragraph
5-0.5.2 were met. It was thought that what was done within the walls of an individual
unit was not the City's business, provided that architectural consistency was achieved.
The essential points of plan approval are:
(1) The units must maintain the same land use; (2) they must be the same general
type of structure and located within the lot; (3) the square footage must be such
as to comply with space ratios in paragraph 5-0.5.2 and must be as much or more area
than was originally submitted.
The deliniation of the flood hazard boundary was discussed. It was pointed out that
the elevation had been originally determined by a Registered Engineer and complied
with the flood hazard ordinance. Mr. Wood suggested that he could build at elevation
295, higher than the present requirement of elevation 294.
Commissioner Calliham moved that finish floor elevations in Wolf Pen Village be at a
1110 minimum elevation of 295. The motion was seconded by Commissioner Wallace and
unanimously approved.

Commissioner Boyett moved that the Commission state that it had reviewed the
intentions stated by J. W. Wood and Tony Jones and agrees that these intentions
are in compliance with the Zoning Ordinance. The motion was seconded by
Commissioner Chaney and unanimously approved.
The Commission pointed out that architectural control review was the responsibility
of the Owner's Association.
Agenda Item No. 4 -- Other business. Commissioner Boyett moved that the meeting of
April 21 be cancelled. The motion was seconded by Commissioner Wallace and
unanimously approved.
Agenda Item No. 5 -- Adjourn. Commissioner Boyett moved that the meeting be adjourned.
The motion was seconded by Commissioner Chaney and unanimously approved.
