Planning and Zoning Commission Meeting
December 2, 1974
7:00 P.M.
MEMBERS PRESENT: Chairman Longley; Members Wallace, Miller, Chaney,
Boyett, Stevenson, Calliham; Assistant Director of
Public Works George Ford; City Planner Bill Koehler
MEMBERS ABSENT: Council Liaison Don Dale.
VISITORS PRESENT: See guest register.
The meeting was called to order at 7:00 P.M.
Agenda Item No. 1 -- Approval of the minutes of meeting of November 18, 1974. •
On motion by Commissioner Boyett, seconded by Commissioner Wallace, the
minutes were approved. 1
Agenda Item No. 2 -- Hear visitors. No one spoke.
Agenda Item No. 3 -- Consideration of a zone change request for the southeast
one-half of Lots 9 and 10, Lakeview Subdivision from Mobile Home Park
District to General Commercial District. The City Planner showed the location,,
of the tract introduced a letter received from the applicant concerning the ` •
zone change.
Commissioner Chaney asked what was the zoning of the adjacent property. The
zoning map showed that the adjacent land was all zoned R-1C.
Chairman Longley opened the public hearing.
Mrs. Krenek stated that the owners do not think it worthwhile to develope the
property as a mobile home park and that their intention was to have the property A
rezoned and tofiell it. They pointed ®"u"tw,the existence of commercial property,

No one spoke in opposition. The public hearing was closed. '._+ •
Commissioner Chaney pointed out that Morgan's Lane had a 50.foot right-of-way
and that a five acre tract was too small for-a general commercial development, yet too
large for a neighborhood business development.

Commissioner Calliham pointed that rezoning for the purpose of enhancing the • .
value of the property, was not a valid reason for changing the, zoning.
Commissioner Wallace suggested that a larger area, which could give potential
for further development might be more acceptable to the commission.
Commissioner Calliham suggested that theneighbors in the area get together a
larger area for a zone change request and stated that there were not enough
residents in the general area for the property to be considered to be rezoned
neighborhood business district.
Commissioner Chaney moved that the Commission recommend that the City Council
deny the zone change request. The motion was seconded by Commissioner Calliham.
