September 5, 1972

John B. Longley, and Ed Miller; City Planner George Eby;
and Council Liaison Don Dale
MEMBERS ABSENT: Chairman M. R. Calliham and Commissioner James Wallace

Agenda Item No. 1 - Approval of August 21, 1972 minutes - On motion by Commissioner
Longley, seconded by Commissioner Miller, the minutes of the August 21, 1972 meeting
were unanimously approved.
Agenda Item No. 2 - P&Z Case No. 34-72 - A public hearing on a request for District
No. 4-A, Neighborhood Business District from District No. 1, First Dwelling House
District. The City Planner briefly reviewed the location of the property in question and
411 the circumstances surrounding the case.
Vice Chairman Cooley called a public hearing on the request. The property owner, Mr.
Raymond Reiser, reported that he was requesting neighborhood business district zoning
instead of retail business district zoning as he was primarily interested in professional
offices and not general commercial. He stated that he wanted the project to blend with his
Planned Unit Development behind this property which is presently under consideration.
Commissioner Boyett raised a question of policy which was discussed at length by the
Commission. On motion by Commissioner Boyett, seconded by Commissioner Longley,
the zone change request was unanimously approved.
Agenda Item No. 3 - P&Z Case No. 35-72 - A public hearing on a request for District

No. 3, Apartment House District from District No. 1, First Dwelling House District on
a 16-acre tract of land located south of the FM 2347(Jersey) -FM 2154 (Old College Road)
intersection,being that property owned by L. F. Peterson.
The City Planner presented the case to the Commission and explained the location of the
property in question with relation to the University and the community. Mr. Stan Schluster,
developer for Mr. Peterson, presented their request for apartment zoning and showed the
Commission a site plan of their proposed 160-dwelling unit apartment complex named "The
Tree House Apartments". A public hearing was then called by the Vice-Chairman. Mr.
E. M. Lynch requested that the abandoned railroad right-of-way separating his property
from the Peterson property be developed as a public street.

The public hearing was then closed and on motion by Commissioner Boyett, seconded by
Commissioner Chaney, the zone change request was unanimously approved.
Agenda Item No. 4 - Continued formal study of a proposed general land use plan for
College Station. The discussion of the General Land Use Plan was continued. Commissioner
Boyett suggested that the Planning Committee be re-activated to review the General Land
Use Plan during afternoon meetings. It was also suggested that subdivision plats be re-
viewed by a Subdivision Committee in conjunction with a staff plat review in afternoon
meetings.
Action to establish formal review was postponed until Chairman Calliham could be
present.
Agenda Item No. 5 - Other Business. The next scheduled meeting will be Monday,
September 18, 1972.
Agenda Item No. 6 - Hear Visitors. No one spoke.
Agenda Item No. 7 - Adjournment. On motion by Commissioner Boyett, seconded by
• Commissioner Longley, the meeting was unanimously adjourned, subject to call.
