June 2, 1969

The Chairman called the meeting to order at 7:00 p.m. in the Council Room of the
City of College Station, Texas.
The Minutes of May 19, 1969 meeting were approved as written.
The first request was for commercial zoning for approximately 19 acres in the
University Arms Subdivision at the intersection of Highway No. 30 and the East By-pass.
There were some questions raised by some of the commission members as to access
and best possible land usage for this particular area. Commissioner Baur moved that
the request by the developers in the University Arms Subdivision be approved as
District No. 4, First Business District. Motion was seconded by Commissioner O'Brien.
Motion carried. The vote was unanimous.
The Commission reconsidered the request from Mr. Bardin Nelson for commercial
zoning of 2.53 acres located in the Morgan Rector Survey. After considerable discussion,
Commissioner Gardner moved that the request for commercial zoning on the 2.53 acres
be approved, for a depth of 300 feet. Commissioner Steen seconded the motion. Motion
carried.
The Chairman stated that at the last City Council regular meeting, the Council
had asked the Planning and Zoning Commission to study the area of Welsh and Fairview
Streets in regard to a proposed extension to the new high school site. There were numerous
citizens from the audience who spoke against Welsh Street being extended. Mrs. Norma
Miller asked to go on record as opposing the extension. Mr. Laverty also asked to go
on record as opposing Welsh Street being extended since his home would be more or
less in the center of the proposed street. He stated that he had lived there a number of
• years and had his home paid for and that he and his wife planned to retire there.
Mrs. James Divin, representing the Holick family, stated that they would like
to see Welsh go through and they would be willing to donate the land for the R.O.W. for
the extension of Welsh.

Chairman Wells asked LeeRoy George, City Planner, to explain the maps he
had prepared showing the extension of Welsh and Fairview. Mr. George also gave
some "rough" estimates on possible R.O.W. costs through both of the streets proposed.
Bill Fitch outlined on a map which he had brought, the way he would like to see
the streets extended. He favored using Dexter since it was a street in good condition
at present and putting up "No Parking" signs along it.
Councilman Ransdell stated that he felt possibly the Planning and Zoning Commission
did not fully understand the Council's request. He stated that from his interpretation of
their request, that the Council was primarily interested in getting the traffic from Welsh
to the new development to the South, and that this was the matter referred to the
Planning and Zoning Commission for a recommendation.
One member of the audience suggested making one-way streets on Dexter and
Fairview.
After considerable discussion, the Chairman stated that the matter would be
studied very thoroughly before a recommendation was made to the Council.
The meeting was adjourned, subject to call.
