1. NEW BUSINESS
(a) Consider a change in mobile home ordinance to increase the density
permitted from 8 to 10 lots per acre and incorporate the new state
law governing standards of construction.
(b) Consideration of a revised rezoning request from Mr. D. E. McCrory
for approximately 10 acres of land on the west by pass between
Highway 6 and Wellborn Road from District No. 1, First Dwelling
House District to District No. 4, First Business District.
(c) Consideration of a revised rezoning request from Jim O'Brien for
approximately 33.68 acres in the Morgan Rector League on the east
• side of Highway 30, approximately one-half mile north of Highway 6
from District No. 1, First Dwelling House District to District No. 3,
Apartment House District.

McCrory 11.9 acre tract
Crawford Burnett League
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett Teague in Brazos County, Texas, and
being a part of that 40 acre tract described in Volume 207,
page 621 of the Deed Records of Brazos County, Texas , and a
part of that 7.68 acre tract described in Volume 271, page 259
of the Deed Records of Brazos County, Texas, and being more
particularly described by metes and bounds as follows:
Beginning at a concrete monument in the northwest right of way
line of F.M. Road No. 2818 at the common corner of the said
7.68 acre tract and the Area Progress Corporation 26.2 acre
tract described in Volume 275, page 645 of the Deed Records of
Brazos County, Texas.
• Thence with the northwest right of way line of F.M. 2818 as
follows:
S 49° 13 ' W - 463.5 feet to a concrete monument;
S 63° 59' W - 344.4 feet to a concrete monument;
S 55° 31 ' W - 203 .6 feet;
Thence N 47° 12 ' W - 159.3 feet;
Thence N 44° 32 ' E - 250.0 feet along the line between the
said 40 acre tract and the said 7.68 acre, tract;
Thence N 19° 02 ' W - 469.1 feet;
Thence N 44° 32 ' E - 450.0 feet(to the northeast line of
the said 40 acre tract;
Thence S 45° 28' E - 377.9 feet with the northeast line of
the said 40 acre tract to a concrete monument;
Thence N 42° 09 ' E - 129.5 feet to the mot northerly corner
of the said 7.68 acre tract; ,,
Thence S 38° 45 ' E - 400.8 feet to the point of beginning and
containing 11.9 acres of land more or less.

4 MOBILE HOME PARKS
• AN ORDINANCE AMENDING .ORDINANCE NO. 627, BY CHANGING THE DENSITY
PERMITTED, AND INCORPORATING THE REQUIREMENTS OF ARTICLE
TEXAS CIVIL STATUTES, ANN.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS.
A. By reason of further study of land use and living conditions
of citizens in Mobile Home Barks, and in order to preserve peace ,
health, safety and general welfare, the City Council of the City
of College Station has determined that Ordinance No, 627 shall be
amended as follows:
B. Section 5. shall be amended by deleting paragraph 5.3, and
substituting therefor:
• "5.3(rev) The density of Mobile Home Parks shall not exceed
ten (10) Mobile Home Lots per acre. Density to be calcu-
lated on the basis of total acres in the individual tract
of land. "
C. Section 4. shall be amended by adding:
" ,and each Mobile Home shall bear the seal and serial number
as prescribed by Article Texas Civil Statutes, Ann. "
D. IT IS FURTHER ORDERED that all other provisions of said Ordi-
nance No. 627 and amendments thereto, are adopted and made a part
of this ordinance, and all penalties and other provisions contain-
ed therein, which are not in conflict herewith, are now included
and adopted.
E. PASSED AND ADOPTED on this day of August , 1969.

PLANNING AND ZONING COMMISSION
CITY OF COLLEGE STATION, 'TEXAS
August 4, 1969
Commission Members Present: Codie Wells, Chairman; Commissioners Joseph Baur,
Phillip Steen, Jr. , Everett Janne, Jim Gardner and
Jim O'Brien; City Planner Lee Roy George; City
Engineer Lloyd James; and Council Liaison C. H. Ransdell.
Commission Members Absent: Wendell Horne and City Secretary Lynda Swoveland.
Visitors Present: Kate Thomas, Bill Cooley, Ray Abbott, and B. R. Craig.
The Chairman called the meeting to order at 7:00 P.M. in the Council Room of
the City of College Station, Texas.
The minutes of the July 21, 1969 meeting were approved as written.
Chairman Wells, simply as a matter of information, quoted from a magazine
which he had received, that sales tax allocation for the first quarter of 1969
for the City of College Station was $48,574.48 as opposed to $103,387.00 for the
City of Bryan. This would tend to indicate that the City of College Station is
improving its business position in terms of sales tax revenue.
The first item of business was the consideration of a change in the Mobile
Home Ordinance from 8 lots per acre to 10 lots per acre. New legislation presently
under consideration will govern standards of construction, and when such legislation
becomes a law, it should also be incorporated into the Mobile Home Ordinance.
A proposed ordinance which would amend Ordinance No. 627 by changing the
density allowed in Mobile Home Parks was distributed to commission members by
Chairman Wells. Commissioner Gardner felt that adequate time had not been given
to the existing ordinance to find out whether or not it would work. Commissioner
Gardner felt that there were a number of variables, such as parks and open space
requirements, lot size, and the number of units which should also be considered if
amendments were going to be made to the Mobile Home Ordinance. Commissioner Gardner
moved that action to amend the Mobile Home Ordinance be deferred for further study
of other possible revisions to the ordinance. Motion was seconded by Commissioner
Janne. Motion carried. The vote was unanimous.
The second item of business was a revised rezoning request from Mr. Dorsey
McCrory for approximately 10 acres of land which is located on the west by pass
between Highway 6 and Wellborn Road from District No. 1, First Dwelling House
District, to District No. 4, First Business District. Chairman Wells asked Mr.
McCrory if he would be interested in revising his request to Neighborhood Business.
Mr. McCrory said that this would meet with his approval. Motion was made by
Commissioner Janne to recommend to the council that this area be rezoned to
Neighborhood Business, subject to the following conditions:
1. Dedication of the necessary drainage easements as worked out by the
. subdivider's engineer, and approved by the city engineer.
Motion was seconded by Commissioner Baur. Motion carried. Commissioner Gardner
was recorded as voting "no. "
The third item of business on the agenda was a revised rezoning request from
411/ Jim O'Brien for approximately 23.2 acres in the Morgan Rector League on the east
side of Highway 30 approximately one-half mile north of Highway 6 from District No.
1, First Dwelling HousDistrict, to District No. 3, Apartment House District. After
a lengthy discussion among the commission members on drainage problems surrounding
the property in question, motion was made by Commissioner Baur to recommend approval
of the rezoning request subject to:
1. Dedication of necessary drainage easements as worked out by the
subdivider's engineer, and approved by the city engineer.
Motion seconded by Commissioner Janne. Motion carried. Vote was unanimous.
Commissioner O'Brien was recorded as abstaining.
Commissioner O'Brien moved that the meeting adjourn. Motion was seconded by
Commissioner Baur.
