• CITY OF COLLEGE STATION BUILDING AND STANDARDS COMMISSION'S FINDINGS AND ORDER BE IT REMEMBERED THAT ON September 10,2001,The Building and Standards Commission for the City of College Station,Texas,conducted a public hearing concerning the structures located at 608 Banks Street,Lot 6 and the adjoining southwest one-half of Lot 5,Block 3,Prairie View Heights Subdivision,Brazos County,Texas. After considering the evidence presented the Commission finds: That the structure described above: is not an unsafe structure is unsafe because of the following violations: Sanitary facilities(sinks,lavatories,tubs,showers and water closets)are damaged or missing,in violation of the City's Building Regulations Code. Plumbing fixtures in the dwelling unit are not connected to an operational source of hot and cold water,in violation of the City's Structural Standards Code. / Electrical outlets,fixtures,receptacles,equipment and wiring are missing or inoperable,so that they cannot be used in a safe manner,and are not properly connected to a source of electrical power in a safe manner,in violation of the City's Structural Standards Code. / Exterior windows and doors are damaged or destroyed,so that the buildings are not substantially weather tight, in violation of the City's Structural Standards Code. Structural elements of the buildings are not sound and are not capable of carrying the loads that normally would be placed thereon,in violation of the City's Structural Standards Code. The structure has not been maintained in a safe and sanitary condition,in violation of the City's Structural Standards Code. / ( The structure does not have adequate heating facilities maintained in safe and good working condition,in violation of the City's Structural Standards Code. Building and Standards Commission Staff Report Item: Public hearing and consideration of a structure located at 608 Banks Street (Lot 6 and the adjoining southwest one-half of Lot 5, Block 3, Prairie View Heights, Brazos County, Texas). Item background: The single family residence located at 608 Banks is substandard and in violation of several provisions of the City's Structural Standards Code (see attached). The structure experienced a fire in 1993 that was contained to the back bedroom but caused smoke damage in other areas of the house. The utility billing department stated that the structure has been without utilities since at least 1994. An inspection of the premises revealed that there is probable cause to conclude that the structure is unsafe. Staff recommendation: Staff recommends that the structure be declared unsafe and ordered demolished within 30 days pursuant to Chapter 3, Section 1(G) 8(a), College Station Code of Ordinances. 20 August 2001 The following is a list of code violations for the structure located at 608 Banks Street (lots 5 and 6, Block 3, Prairie view Heights, Brazos County,Texas). 1. If the Commission determines that the structure is unsafe, staff will recommend to the Commission that the structure be ordered demolished. If the owner(s)refuse to comply with the Commission's order, the City of College Station may perform the work required to abate any violations and charge the expense to the property owner(s). Such charges shall include,but not be limited to: photography,publication,title search, attorney's fees, labor and equipment to demolish,clean up and remove debris,and landfill fees.
