This variance is necessary due to the following special conditions: The existing electrical gutter and meter boxes built in locations required by City of College Station. The unnecessary hardship (s) involved by meeting the provisions of the ordinance other than financial hardship is/are: The City's requirement to install the existing electrical gutters and meter boxes in their present location and the requirement for rear doors makes both lease spaces physically impossible to lease. The following alternatives to the requested variance are possible: Allow installation of 2nd point of egress in front wall. This variance will not be contrary to the public interest by virtue of the following facts: The entire retail building is sprinklered for fire protection.
