Lance Simms , CBO Building Official City of College Station 1101 Texas Avenue College Station, Texas 77842 Re : University Commons Apartments - Phase II Dear Mr. Simms, I am in receipt of the plans examination report prepared by Mr. Carl Warren for the referenced project . Our architect is currently preparing responses to most of these items, and Mr . Warren should receive these responses within the week. We respectfully request a variance on item #10 from the review, "Floor drain in rooms containing laundry equipment . SPC. 409 . 4 . 5 " , for the following reasons : (1) We anticipate that these drains will add significantly to the cost of the project, while providing no benefit in terms of life safety, health, public welfare or access . While they may be a convenience in terms of preventing damage from possible appliance malfunction, the initial cost will far outweigh the savings realized in these rare instances . (2) These drains have never before been required in the City of College Station, nor in any of the 15+ other cities that we have built in across the country. (3) While we understand the reasoning behind the requirement, we believe that the same reasoning could lead to ridiculous extremes (i .e . , a requirement for floor drains in all kitchens and bathrooms, or any other areas that could potentially experience appliance or fixture overflows) . Please present this issue to the Board of Adjustment for review, and notify me of the meeting date so that I may be in attendance .
