COMPLETE THE FOLLOWING FOR A VARIANCE REQUEST
The following specific variation from the ordinance is requested.
Sprinkler system to be installed in the structure.
Sprinkler system will be more than adequate to cover the exposed trusses.
This variance is necessary due to the following special conditions.
Cosmetic make-up of the interior of the Fire Station facility.
The following alternatives to the requested variance are possible.
To redesign interior and eliminate exposed wood trusses.
This variance will not be contrary to the public interest by virtue of the following
facts: Table 600 allows up to 40,500 sq. ft. sprinklered for group B business
type 6 construction, 1 hour protected. However, this structure is
4,200 sq. ft. and sprinkler system will be more than adequate to cover
the exposed trusses.
The facts stated by me in this application are true and correct to the best of my knowledge.

Action Requested: A variance to Table 600 in the 1991 Standard Building
Code in regard to the requirements for Type VI construction one hour
protected to allow wood trusses to remain unprotected.
Applicable Ordinances: Table 600 in the 1991 Standard Building Code.
Staff Comments: The fire station is a mixed occupancy building. There are
three different classifications. The type of construction is allowed as per code
and can be either protected or unprotected.
The fire station has been designed as a protected structure. According to the
current code all the structural elements must be protected. The architect, at
the request of the city representative, has designed the dayroom with
exposed trusses. his is in noncompliance with the code requirements.
The code allows an area of this type of construction to be greater than 40,000
square feet if unprotected. The fire station is ten percent (10%) of the
allowable size and it is protected. It appears to be a good trade for the city to
allow the exposed trusses with the protected classification.
It is the recommendation of the building department that a variance be
granted since the design and construction type with full protection is a safer
structure then the maximum allowed by code of the same construction type
unprotected.

NOTICE OF PUBLIC HEARING
The College Station Construction Board of Adjustments and Appeals will hold a
public hearing to consider a variance request by City of College Station Fire
Department for the following property:
Tract A in the Shenandoah Phase One Subdivision, zoned C-3, Planned
Commercial
The hearing will be held in the Council Room of the College Station City Hall,
1101 Texas Avenue at 3:00 p.m. meeting of the Board on Thursday, January
20, 1994.
