COMPLETE THE FOLLOWING FOR A VARIANCE REQUEST
The following specific variation from the ordinance is requested.
A variance is requested from the ordinance requirement for the provision of an
additional water closet in the women's restroom and urinal in the men's
restroom. We request that no additional facilities be required because of the
reasons below.
This variance is necessary due to the following special conditions.
The present use of this building is a weight room containing exercise equipment.
The area of the building is such that considerable ingenuity was required to
situate all the necessary equipment for the workout programs offered. The
present size of the restrooms precludes the addition of sanitary facilities
without enlarging both restrooms. Enlargement of the restrooms would necessitate
(see attached)
The following alternatives to the requested variance are possible.
We have been unable to think of any possible alternative to this variance request.
This variance will not be contrary to the public interest by virtue of the following
facts: We believe that this variance will not be contrary to the public interest
because of the limited number of people that have been working out. During
the eighteen hours a day that the club is open, only 35 to 40 people work
out. Of this number only 5 or 6 are women. At no time have there ever been
more than a dozen persons in the club at the same time.

Action Requested: A variance to reduce the number of plumbing fixtures in
an older existing building.
Applicable Ordinances: Section 922.2 of the 1991 Standard Plumbing Code
(Ordinance number 1919, City Code of Ordinances).
Staff Comments: The plumbing code does not take into consideration the
machines used for exercising in determining the number of plumbing
fixtures, but instead uses the total square footage of the building less the
square footage of the toilet rooms.
Habitable square footage of the building is 2139, therefore, occupancy
according to the plumbing code, would be 22 (between 16 and 35). That
would require one water closet for males and two water closets for females
and two lavatories for females.

NOTICE OF PUBLIC HEARING
The College Station Construction Board of Adjustments and Appeals will hold a
public hearing to consider a variance request by Northgate Athletic Club for the
following property:
Lot 21 Block 1 in the Post Oak Square Subdivision, zoned C-NG,
Commercial Northgate
The hearing will be held in the Council Room of the College Station City Hall,
1101 Texas Avenue at 3:00 p.m. meeting of the Board on Thursday, January
20, 1994.
