Applicable Ordinances: The 1991 edition of the Standard Building Code Section 408.1.3.1 e uires at Staff Comments: Section 405 of k 15 in the Southwood Buildinge Standard azPhase One Subdivhsion theo occupancy located at Lot 1A Bloc be classified as a business (B) occupancy. This building has different occupancy classification groups, which deem the building to be a mixed occupancy. The accessory occupancy of storage (Si) requires a three hour separation between the business occupancy and the accessory use as per code Section 403.1.3 (minimum fire resistance separation requirement between mixed occupancies). Section 405.4.1 is applicable based upon the intended use of the service area. "An Automotive Lubrication Service Facility of Group B occupancy is a place of retail business at which the periodic servicing of automotive equipment is accomplished by the removal and/or replacement of oils, fluids, filters, greases and minor parts necessary for the maintenance and upkeep of vehicles normally used for transportation on the public roads and highways. These facilities may include provisions for the tuning of engines." The storage area is to be used for tire storage and a used bulk oil storage tank. Determination as to be relative fire concern was established by the Fire Department in regard to the combustible solids (tires). This is a class V commodity and presents a special fire hazard. This determination mandated the storage area classification as (Si) moderate hazard storage and consequently requires the three hour wall separation requirement.
