EXEMPTION FROM CODE REQUIRING SPRINKLER SYSTEM IN BUILDING OVER 15,000 SQ. FT. ZONED GROUP "M" MERCHANTILE This variance is necessary due to the following special conditions. OWNER WISHES TO CHANGE ZONING OF WAREHOUSE FROM GROUP "S" TO GROUP "M" MERCHANTILE The following alternatives to the requested variance are possible. Prepared by: George Spain, Fire Inspector March 1, 1993 Seeti cin 901 _7_1 Group M. An approved automatic sprinkler system shall be provided in stores and similar occupancies where stocks of combustible materials are on display for public sale and where the story floor area exceeds 15,000 square feet. The College Station Fire Department respectfully asks for denial of the applicants request for a variance from the fire sprinkler requirements based on the following: * The total area in the building exceeds the fifteen- thousand ( 15,000) square feet maximum for a Group M, unsprinkled building. * The building occupies an area almost twice the size required to be protected by an automatic sprinkler system. (29,000 sq. ft. ) * At the time the building was annexed into the City of College Station it was not required to have a sprinkler system in place (the building was originally constructed in the county and did not meet city codes) . * This business will hold a large amount of displayed items. The larger display area lends itself to a larger group of citizens shopping in the store at any given time. This increases the life hazard. * If a fire were to start during the night, and a sprinkler system was present, the fire would in all likelihood, be confined and held in check until the fire department emergency vehicles could arrive on the scene and take control of the small fire. If a sprinkler system is not used, the fire department would be notified only when the fire had reached such a magnitude as to vent itself through the roof or side of the building. The building could be totally involved before the fire department could arrive on the scene . * Dollar loss from a fire of this magnitude could hurt the citizens of College Station by raising the fire insurance rates.
