The following specific variation from the ordinance is requested.
Allow that the structure be constructed with the most remote distance from a
fire line be 214 feet instead of 150 feet.
This variance is necessary due to the following special conditions.

The following alternatives to the requested variance are possible.
This variance will not be contrary to the public interest by virtue of the following
facts: The facility is very small with limited use. The structure is totally
detached from any surrounding structures. The structure, when expanded. will comply
with the ordinances.

Re: Appeal of the Fire Lane Ordinance as it affects the property at 1101
Rock Prairie Road.

College Station City Ordinance No. 1630 amends Chapter 6 of the Standard
Fire Prevention Code and states:
Section 602 . 6. 6 (al
No building of any type construction for occupancy shall be constructed in
such a manner that any part of the structure is more than one hundred fifty
feet (150 ' ) from a public street or highway, provided, however, that such
structure may be erected at a greater distance if the owner designates ,
constructs and maintains a fire lane or access easement having a minimum
width of twenty feet (20 ' ) and minimum height clearance of fourteen feet
(14' ) , terminating within one hundred fifty feet (150 ' ) of the furthermost
point of such structures ; providing further, however, that no fire lane
shall be required for any single family or duplex dwelling.
Section 602 . 6 . 7 (a)
Any fire lane more than 100 ' in length shall either connect at each end to
a dedicated street or be provided with a turn-around having a minimum
radius of eighty feet (80 ' ) when measured from curb to curb. All fire lanes
shall be maintained and kept in a state of good repair at all times by the
owner, manager , or person in charge of the premises , and the City of
College Station shall never be responsible for the maintenance thereof .
The City of College Station Fire Department respectfully asks for denial of
the applicants request for a variance from the fire lane requirement based
on the following:
1 . The property located at 1101 Rock Prairie Road will not comply with
current fire lane requirements as proposed. Lack of adequate access
for emergency vehicles creates an unjustifiable hazard to property and
lives .
2 . The proposed structure is to be used as an assembly; the highest
possible life hazard occupancy type.
3 . The questioned site can be brought into compliance with City of
College Station Fire Lane requirements by extending the drive on
either side of the project . When constructed, these Fire Lanes would
satisfy the requirements for access to the current construction
project , and all proposed future site development .
4 . Requiring the applicant to meet the current fire lane ordinance is
both prudent and lawful . Compliance with the fire code is necessary to
assure the citizens of College Station the safest possible living and
work environment .

NOTICE OF PUBLIC HEARING
The College Station Construction Board of Adjustments and Appeals will hold a
public hearing to consider a variance request by St. Francis Episcopal Church
of the following property:
Tract A, Crawford Burnett League, zoned A-O Agricultural Open and
developed under the terms of a Conditional Use Permit.
The hearing will be held in the Council Room of the College Station City Hall,
1101 Texas Avenue at 4:00 p.m. meeting of the Board on Thursday, September
17, 1992.
