AN ORDINANCE REZONING A PARCEL OF LAND TOTALING 52.14 ACRES LOCATED
IN THE STERRETT D. SMITH LEAGUE, ABSTRACT NO. 210, BRAZOS COUNTY,
TEXAS, SAID TRACT BEING A PORTION OF THE REMAINDER OF THAT SAME 595.83
ACRE TRACT CONVEYED FROM DONALD S. MORRIS, ET AL, TO NANTUCKET,
LTD., AS DESCRIBED BY DEED RECORDED IN VOLUME 531, PAGE 398 OF THE
OFFICIAL RECORDS OF BRAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
The subject 52.14 acre tract described by metes and bounds in the attached Exhibit "A"
and shown graphically in Exhibit "B" is rezoned from R-1 Single Family Residential to
PDD -H Planned Development District - Residential. The Master Development Plan
approved as part of the PDD -H zoning district is shown in Exhibit "C". A detailed list of
the elements included in the Master Development Plan and approved as part of the
rezoning request is shown in Exhibit "D".
A notice of the time and place, where and when said ordinance would be given a public hearing
and considered for final passage, was published in The Eagle, a daily newspaper of general
circulation in the Cities of Bryan and College Station, said publication being on Monday,
December 22, 1997, the same being at least fifteen (15) days prior to a public hearing to be held in
the Council Room of the City Hall in College Station, Texas, at 7:00 p.m., on Wednesday,
January 7, 1998, to permit the public to be heard prior to final consideration of this ordinance.

COLLEGE STATION, BRAZOS COUNTY, TEXAS
Metes and bounds description of all that certain 52.14 acre tract or parcel of land, lying
and being situated in the Sterrett D. Smith League, Abstract No. 210, College Station, Brazos
County, Texas, and being a portion of the remainder of that same 595.83 acre tract conveyed
from Donald S. Morris, et al, to Nantucket, Ltd., as described by deed recorded in VOLUME
531, PAGE 398 of the Official Records of Brazos County, Texas, said 52.14 acre tract being
more particularly described as follows:
BEGINNING at the east corner of said 595.83 acre tract, and lying in the southwest
right-of-way line of Texas State Highway No. 6.
THENCE S 68° 30' 39" W - 584.75 feet with the southeast line of said 595.83 acre tract
and the College Station city limits line to a point for corner, and being the east corner of
Nantucket Phase Five, as depicted by plat recorded in VOLUME 2512 PAGE 313 of said
Official Records.
THENCE N 39° 46' 04" W - 1706.83 feet across said 595.83 acre tract with the northeast
line of said Nantucket Phase Five and said City limits line to a point for angle point, and being the
east corner of Nantucket Phase Four, as depicted by plat recorded in VOLUME 2022 PAGE 69
of said Official Records .
THENCE N 88° 48° 11" W - 805.38 feet across said 595.83 acre tract with the line of
said Nantucket Phase Four and said City limits line to a point for angle point, and being the
northeast corner of the current terminus of Mariners Cove.
THENCE N 80° 46' 42" W - 70.00 feet across said Mariners Cove right-of-way with the
line of said Nantucket Phase Four to a point for corner.
THENCE N 09° 13° 18" E - 209.80 feet with the proposed southwest right-of-way line of

THENCE in a northwesterly direction for a distance of 35.92 feet along the arc of said
curve ( Curve data: central angle = 82°21'21", radius= 25.00 feet, tangent= 21.87 feet, the chord
bears N 31° 57' 23" W - 32.92 feet) to a point for end of said curve, and being the beginning of a
curve to the right .
THENCE in a northwesterly direction for a distance of 386.25 feet along the arc of said
curve ( Curve data: central angle = 35° 51' 44", radius= 617.09 feet, tangent= 199.68 feet, the
chord bears N 55° 12' 09" W - 379.97 feet) to a point for end of said curve .
THENCE N 37° 16' 17" W - 257.12 feet with said city limits line to a point for beginning
of a curve to the left.
THENCE in a northwesterly direction for a distance of 37.77 feet along the arc of said
curve ( Curve data: central angle = 86° 33' 59", radius= 25.00 feet, tangent= 23.54 feet, the chord
bears N 80° 33' 16" W - 34.28 feet) to a point for end of said curve, being the beginning of a
curve to the left, and lying in the southeast right-of-way line of Nantucket Drive . Said right-of-
way line being also the southeast line of Nantucket Phase One, as depicted by plat recorded in
VOLUME 575 PAGE 291 of said Official Records.
THENCE in a northeasterly direction for a distance of 101.96 feet along the arc of said
curve ( Curve data: central angle = 04°44' 59", radius= 1230.00 feet, tangent— 51.01 feet, the
chord bears N 53° 47' 12" E - 101.94 feet) to a point for end of said curve.
THENCE N 51° 24' 41" E - 878.00 feet with said right-of-way line to a point for angle

THENCE N 51° 24' 41" E - 24.01 feet with said right-of-way line to a point for beginning

The following is a list of elements included in the Master Development Plan for the South
Hampton Subdivision totaling approximately 52 acres. These elements were approved as part of
the rezoning request to PDD -H Planned Development District - Residential.
South Hampton Planned Development District
Statement of Purpose and Intent
This planned development district is designed for 109 individual single family lots ranging from
approximately 1/4 to 1/2 acre in size. This particular development and its associated lot sizes do
not fit easily within any existing zoning district except the R-1 single family district which has a
much smaller minimum lot size. The establishment of PDD zoning on this property ties the land
owner and developer to the lot sizes shown on the master plan which is attached to this ordinance
as Exhibit "A", and thus precludes a further subdivision of individual lots or an increase in density
overall.
This PDD assures neighboring properties that the street layout, numbers of lots and lot sizes will
not vary from what is approved, without further public hearing and action by the Planning &
Zoning Commission and City Council.
The plan presented with this District contains and is conditioned upon the following:
• 109 single family lots.
• Residential and collector street layout as shown with one access onto Nantucket Drive.
• 39 foot wide collector streets - Sand Dollar, Sconset from Wayfarer to State Highway 6,
Cranberry Court., Ebbtide Loop, Bay and Wayfarer.
• The remaining cul-de-sacs are 27' wide streets.
• Two buffer areas along State Highway 6 (75') and Nantucket Drive(40'). These areas will be
maintained by the individual property owners. Any yard fences will be built on the buffer line
rather than the right-of-way line. Additional tree planting will be encouraged in the buffer
areas.
• Lots LR1, LR2 and LR3 will be given to the Nantucket Homeowners Association for
maintenance. These lots are for signage and landscaping for the Nantucket subdivision.

Master Plan Elements (cont.):
• Setbacks will be the standard R-1 district setbacks with the following exceptions as shown on
the plan:
Those lots where drainage is along the rear, then the setbacks will be 10 feet
greater than the drainage easement which will be a fixed dimension at the time of
final platting.
The lots backing up to State Highway 6 shall have a 100 foot rear setback (25
feet in addition to the 75 foot buffer).
In Phase Five the lots that side on State Highway 6 will have that side setback of
85 feet (10 feet in addition to the 75 foot buffer).
Lot 1 block 1 Phase One - the setback is the buffer strip.
Lots backing up to the buffer on Nantucket will have a rear setback of 50 feet
(10 feet from the buffer).
• Sidewalks as per the Subdivision Regulations (on both sides of collectors and none on cul-de-
sacs). Variance is being requested to place only one sidewalk on the east side of Sand Dollar
Cove because the west side fronts the larger lots in the ETJ.
• Drainage and street right-of-way: More right-of-way than called for in the Subdivision
Regulations for the particular street type may be dedicated. This is due to the drainage system
used. The developer will be tying into the existing ditches in Nantucket and thus needs to
dedicate additional right-of-way to cover the pavement, curb & gutter, sidewalks and ditches.
If roadside ditches are not used there will be an underground drainage system.

Dear Ms. Phyllis Hobson:
In December of 1997, the City Council rezoned the above referenced property from A -O
Agricultural Open to PDD -H Planned Development District - Housing (Ordinance No. 2298). It
has come to our attention that the PDD zoning of the above referenced property has expired.
According to City Ordinance, the property has reverted back to its previous zoning, A -O
Agricultural Open. An amendment to the PDD ordinance was approved in August 2001 that
placed an expiration date of 24 months on all PDDs, therefore, the PDD zoning expired in
August 2003. South Hampton Phase One, platted in 2000, is still zoned PDD.
