SUBJECT: Parking Lot Plan - Rita Street - 86 - -402
(A restaurant. on Lot. 2 Blk 5 Tauber subdivision; formerly 'Tacos A] Carbon;
The P.R.C. met on this date to review the above mentioned project, and approves witi:

Any electrical requirement changes must be coordinated with the Electrical
Department. Furnish electric load data as soon as possible.
RE: Landscaping
a. Show hose bib locations or include irrigation note on site plan.
b. Furnish complete landscaping plan on site plan; maintenance of landscaping is
required by Ordinance 1638.
C. In landscaped areas where fill will be added over concrete or asphalt to
accommodate a grassy groundcover, suggest at least 9" of fill be used;
include plenty of "weep holes" for drainage in whatever is used for retention
of dirt fill..
City Engineer requires installation of a 6" raised curb around the perimeter of
the property along Stasney and University Drive. Suggestion also was made to
include ramps for handicap access at the intersection location.
Wall signs only are allowed in the Conmiercial Northgate zoning district.
One 3 yard dumpster is the minimum required for this project. Suggestion nrjde to
include pad 12x12 to accommodate probable future requirement of one 6 yard
dumpster. Location of dumpster must be approved by Department of Public Services
prior to site plan approval by Planning Department. When planning the location
of the dumpster, allow a 50 foot clear turning, radius in front of the dumpster to
accommodate garbage trucks.

6. Indicate the location of the nearest fire hydrant. A hydrant must be located
within 300 feet of all parts of the structure as the hose lays. Fire Marshal's
office must review and approve location prior to approval of site plan by
Planning Department.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR
TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.
-Any changes to an approved plan must be cleared through the Office of the
Director of Planning

SUBJECT: Parking Lot Plan - Fletcher's Corny Dog - 86 -403
located on Area A, a 1.3589 acre tract which is part of Block 1 Fed Mart
Development Corporation subdivision (according to site plan information)
which is located at 701 University Drive E.
The P.R.C. met on this date to review the above mentioned project, and approves with
the following conditions *:
I. Submit a letter to Electric Department requesting underground service.
2. Furnish electric load data requirements to Electric Department.
3. Provide an easement (or letter of agreement from property owner) for electric
service to this project.
4. Change the site plans to reflect the same plans shown on the construction
documents. Specifically regarding the water line.
5. City Engineer has suggested installation of a new public sanitary sewer line as
shown on file copy of site plan. Proposed plan is not considered a good one.
Furnish an easement or an agreement from property owner to cover sewer line.
6. Ordinance 1638 requires an 8 foot setback from property line to paved area of
parking lot. Show dimension on site plan.
7. The bottom of the soil in the islands must be over dirt (as opposed to concrete
or asphalt) at the locations where the crepe myrtles are transplanted.
8. Coordinate all telephone requirements /service with GTE.
SUBMIT 10 COPIES OF SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO CONTINUING
WITH STEP II OF THE BUILDING PERMIT PROCESS.
