AN ORDINANCE REZONING PORTIONS OF LOTS 35R AND 44 IN BLOCK 16 OF SOUTHWOOD VALLEY
SECTION THREE, AN ADDITION TO THE CITY OF COLLEGE STATION, TEXAS, ACCORDING TO PLAT
OF RECORD IN VOLUME 342, PAGE 605 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, AND
BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE
FROM GENERAL COMMERCIAL DISTRICT C -1 TO APARTMENT/HIGH DENSITY R -6.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 p.m. on
Thursday, January 14, 1982 on the question of rezoning certain areas within the City
Limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of two tracts or parcels of land lying and
being situated in the Crawford Burnett League in College Station, Brazos County, Texas,
and being portions of Lots 35R and 44 in Block 16 of Southwood Valley section three
as recorded in Volume 342, Page 605 of the Deed Records of Brazos County, Texas, and
being more fully described by metes and bounds as follows:
TRACT NO. 1:
All that certain tract or parcel of land lying and being situated in the Crawford
Burnett League in College Station, Brazos County, Texas, being a part of Lot 35 in
Block 16 of Southwood Valley section three, an addition to the City of College Station,
Texas, according to plat of record in Volume 342, Page 605 of the Deed Records of
Brazos County, Texas, and being more particularly described as follows:
BEGINNING in the northeast line of Longmire Drive at the most southerly corner
of Lot 43 in Block 16 of the said Southwood Valley section three.
THENCE N 26 40' 17" E - 87.50 feet along the southeast line of Lot 43 to the
common rear corner of Lot 42 and Lot 43;
THENCE N 49 18' 08" E - 356.97 feet along the southeast line of Lot 42, Lot
41, Lot 40, Lot 39, Lot 38, Lot 37 and Lot 36 to the most northerly corner of this
tract;
THENCE S 39 48' 57" W - 421.70 feet to the most southerly corner of this tract
in the northeast line of Longmire Drive;
THENCE along the northeast line of Longmire Drive along an arc of a curve to
the left (R= 1565') 43.16 feet to the POINT OF BEGINNING and containing 14,543 square
feet of land more or less from General Commercial District C -1 to Apartment /High
Density District R -6.
TRACT NO. 2:
All that certain tract or parcel of land lying and being situated in the Crawford
Burnett League in College Station, Brazos County, Texas, being a part of Lot 35 in
Block 16 of Southwood Valley section three, an addition to the City of College Station,
Texas, according to plat of record in Volume 342, Page 605 of the Deed Records of
Brazos County, Texas, and being more particularly described as follows:
BEGINNING in the southeast line of Brothers Boulevard at the most northerly
corner of Lot 36 in Block 16 of the said Southwood Valley section three;

THENCE N 57 41' 47" E - 268.39 feet along the southeast line of Brothers
Boulevard to the P.C. of a curve to the left (R= 515.98);
THENCE along the arc of a curve through a central angle of 02° 26' 35" continuing
along the southeast line of Brothers Boulevard 22.12 feet;
THENCE S 39 48' 57" W - 290.39 feet to the most southerly corner of this tract
and the most easterly corner of Lot 36;
THENCE N 32 18' 13" W - 95.00 feet along the northeasterly side of Lot 36 to the
POINT OF BEGINNING and containing 13,794 square feet of land more or less from General
Commercial District C -1 to Apartment /High Density District R -6.
And, it is ordained that said changes shall become effective immediately.
