at the above referenced address unsafe at their meeting on 29 September 2003. The
Commission also ordered the structure demolished and all debris removed within 90

Legal Description of Property:
All that certain tract or parcel of land lying and being situated in the ROBERT
STEVENSON LEAGUE, Abstract No. 54, Brazos County, Texas. Said tract being a
portion of the remainder of a called 38 1/7 acre tract as described by a Deed to Will
Brown, recorded in Volume 110, page 226, Deed Records of Brazos County, Texas.
COMMENCING at a 5/8 inch rod found marking the west corner of said 38 1/7 acre tract
and the north corner of a called 4.167 acre tract described as first tract by a Deed to
William Grays and wife, Jessie Grays, recorded in Volume 209, page 295, of the Deed
Records of Brazos County, Texas said iron rod found being within the apparent right-of-
way of Barron Cut Off Road (a county maintained public road) for reference a 5/8 inch
rod iron found on the northwest line of Lot 3, Benjamin Graham Subdivision, according
tot he plat recorded in Volume 12, page 384 of the Deed Records of Brazos County,
Texas marking the common corner of said 38 1/7 acre tract and a called 12 acre as
described by a Deed to William Gray recorded in Volume 99, page 30 of the Deed
Records of Brazos County, Texas, bears s 45° 34' 23' E for a distance of 1722.26 feet
from which a 5/8 inch rod round marking the common corner of said 38 1/7 acre tract and
Lots 3, 5 and 6 of said Benjamin Graham Subdivision, bears: N 44° 01' 40" W for a
distance of 983.00 feet (this line was used for bearing orientation honoring the bearing
system shown on a plat prepared by Kling Engineering & Surveying for a 303.97 acre
tract dated August , 1991);
THENCE N 44° 01'40" E along the northwest line of said 38 1/7 acre tract for a distance
of 184.98 feet to a 5/8 inch iron rod set marking the POINT OF BEGINNING of this
herein described tract;

for a distance of 184.02 feet to a 5/8 inch rod found marking the west corner of a called 1

THENCE S 45° 34' 23" E through said 38 1/7 acre tract for a distance of 532.17 feet to a
5/8 inch iron rod set marking the east corner of this herein described tract;
THENCE S 44° 01' 40" W continuing through said 38 1/7 acre tract for a distance of
185.23 feet to a 5/8 inch iron rod set marking the south corner of this herein described
tract;
THENCE N 45° 35' 32" W continuing through said 38 1/7 acre tract, at 734.35 feet pass
the fenced southeast line of Barron Cut Off Road, continue on for a total distance of
742.17 feet to the PLACE OF BEGINNING, containing 3.15 acres of land, nor or less, of

connected to an operational water source, in violation of the 2000 International
Property Maintenance Code.
2. Required plumbing fixtures are not connected to an operational water heater capable
of providing adequate hot water, in violation of the 2000 International Property
Maintenance Code.
3. Electrical outlets, fixtures, and receptacles are not properly connected to a source of
electrical power, in violation of the 2000 International Property Maintenance Code.
4. Windows are damaged so that the building envelope is not weather tight, in violation
of the 2000 International Property Maintenance Code.
5. The structure has not been maintained in a sanitary condition, in violation of the 2000
International Property Maintenance Code.
6. The structure does not have adequate heating facilities, in violation of the 2000
International Property Maintenance Code.
7. The cooking equipment is not connected to a power source, in violation of the 2000
International Property Maintenance Code.
8. Structural members are not sound and capable of supporting imposed loads, in
violation of the 2000 International Property Maintenance Code.

Action to be Recommended to the Commission by the Building Official or Fire Marshall:
That the structure be declared unsafe, substandard and a hazard to the public health,
safety and welfare. That the structure be demolished and that all debris be removed from
the site.
Description of the hearing:
The Building and Standards Commission Chairman will conduct the public hearing. The
Commission shall provide each party an opportunity to present evidence and cross-
examine witnesses at the hearing. Public comment will also be accepted at the meeting.
All owners, lienholders, or mortgagees will be required to submit at the hearing proof of
the scope of any work that may be required to comply with the ordinance and the time it
will take to reasonably perform the work.
If the owner fails to comply with the Commission's order, the City of College Station
may perform the work required to abate any violations. Please direct any questions to the
